DIVISION 1 GIIERAL RIBIRMES


01015 BASE BID, ALTERNATES, ANM ALLOWANCES

BASE BID WORK shall include the following:

a. Exterior:

(1) Provide new handicapped ramp to the southernmost entry to
the Main Lobby from the east.

(2) Relocate one existing condensing unit and provide one new
condensing unit, respectively (and as described below), on the flat roof
above the HSAPB offices.

b. First Floor East Wing Multipurpose Room:

(1) Provide new veneer plaster at existing exterior walls and
interior columns, new portions of suspended ceilings, on one wall of the
vault converted to Staff Room, and new partition under stair.

(2) Repair existing and provide new ornamental plaster. In-
stall existing ornamental plaster brackets.

(3) Provide new floor slab over existing tunnels and fill.
S-... Provide new tunnel below floor connecting new HVAC equipment with exis-
ting tunnel. Provide new CMU partitions in tunnels separating supply
from return; partitions shall be provided with access doors.

(4) Provide new landing at steps from Main Lobby into East
Wing. Relocate existing steps. Provide new handrails.

(5) Provide new surface-mounted vertical rod exit devices, new
thresholds, and new coordinators on south doors of East Wing. Install
existing historic hardware lever handles in fixed position for use as
pulls on the exterior of these doors. Provide new doors at entrance from
Main Lobby and at new equipment area below stairs. If possible utilize
historic hardware lever handles on these doors also. Coordinate keying
of new hardware with the Owner.

(6) Provide reconstructed baseboards and other millwork as
required.

(7) Provide new sheet vinyl flooring in Staff Room. See
Alternate for carpet in Multipurpose Room.

(8) Paint existing and new surfaces not otherwise finished.

(9) Provide a new 5-ton (size to be verified) HVAC unit to
serve the East Wing through existing tunnels ndj new tunnel below the
floor. The air handler shall be located in a(-V h6ur rated space
below the stair to the second floor. The supply side shall be ducted to
floor registers located above existing tunnel branches on the north side
of the room. The return side shall use the existing tunnel as a plenum;
return air registers shall be located above existing tunnel branches on
the south side of the room. The new condensing section shall be located

on the flat roof above the HSAPB offices. The existing condensing sec-
tion serving the second floor of the East Wing shall be relocated adja-
cent to the new unit on the flat roof.

(10) Provide a new 150-amp panel served from the existing main
panel located in the basement. Locate the panel in the new HVAC space
below the stair to the second floor. Provide new power circuits to
convenience outlets in the Multipurpose Room and Staff Room and to the
new HVAC equipment. Provide a new weatherproof disconnect at the new
condensing unit on the roof. Provide new lighting circuits to the Staff
Room and Multipurpose Room, including circuits for future track lighting
in the ceiling. Provide new light fixture in the Staff Room. Reuse
existing light fixtures in the Multipurpose Room; existing fixtures
shall be on diners.

S (11 ) Provide exit signs, smoke detectors, and an intrusion
alai system coordinated with existing systems as necessary.

c. First Floor Auditorium Area:

(1) As described in detail below, provide a continuous C-l
hour separation between the Main and South Lobbies and the Auditorium.

(a) Remove the existing partition on east side of Audito-
rium and replace with a -1/)hour rated partition. Remove, store, and
reinstall acoustical curtain. Provide new fire-rated doors in the new
east partition, including doors providing access to the rear of each
display case. Provide new support channels in the east partition for new
portable display cases to be provided by others. Existing display win-
dows and ticket window shall remain. Provide fire-rated rolling fire
shutter above ticket window; remove and reinstall cabinets and counter-
top at ticket window. If possible, reinstall existing marble on Lobby
side of existing partition where marble was replaced by later finishes.

(b) On the east and south sides of the Stage provide a
new -/ hour partition located 3'-4" away from the existing partition,
thus forming a corridor providing rear access to existing display areas.
Remove existing stage floor in the area of the new corridor. Remove the
existing glass and plywood fronts of the display cases and enlarge the
fronts to the full area available. Provide access to the rear of new
cases provided under this contract.

\ (c) Existing ductwork above the new east partition shall
be removed and replaced with new ductwork shaped to be located entirely
to the east of the new rated partition. Existing diffusers serving the
Main Lobby shall remain, but diffusers with fire dampers shall be pro-
vided to serve the Auditorium west of the partition. Existing ductwork
above the new corridor at the east and south of the Stage shall remain,
but diffusers serving the Stage shall be fire-dampered. New diffusers
shall be provided in the new and existing ductwork to serve all display
cases and new corridor areas; return air shall pass through new grilles
into the Lobbies.

(d) New convenience outlets shall be located adjacent to
each display case for power and for lighting provided by others. Elec-
trical work for display cases and new corridor to be served by existing

circuits from existing panel.

c. Second Floor Corridor and East Wing Office Area:

(1) Drop condensate line through floor at existing air handler
in East Wing offices and run above new ceiling in first floor Multipur-
pose Room to closest hub in an existing sanitary drain. Line shall be
insulated.

(2) The existing circuit from the existing second floor panel
serving the existing HVAC condensing unit located on the balcony shall
be rerouted to the same unit after it is relocated on the flat roof
above the HSAPB offices. Relocate the disconnect serving the unit.

ALTERNATE 1 SHALL INCLUDE THE FOLLOWING:

Under an allowance of $30.00 per square yard, provide new carpeting in
the Multipurpose Room. Carpet shall be selected by the Owner from
samples submitted by the Contractor. Allowance shall include all costs,
including overhead, profit, installation, material, labor, delivery, and
storage (if required).

01040 SPECIAL PROVISIONS

Contractor shall prepare, file and post a Notice of Commencement as
required by the Mechanics' Lien Law, Chapter 713, Florida Statutes.

Preconstruction, safety and progress conferences shall be required.

Contractor shall be required to secure all construction materials and
building equipment during periods designated by US Weather Bureau as
hurricane warnings or alerts.

All historic materials and artifacts discovered at the site shall remain
the property of the Owner.

01050 MISCE.LANEOUS RQUIMI NTS

All work shall conform with applicable local and state codes.

01060 QUALITY CONTJR, MATERIALS AND SUBSTITUTIONS

Inspection and testing of construction materials and activities by an
approved engineering testing company may be required. If required, all
testing costs will be paid by the Owner.

No substitutions will be considered unless written request has been
submitted to the Architect for approval. Any substitutions approved by
the Architect will be set forth in a change order.

01300 SUBMITTALS

SHOP DRAWINGS: Complete shop drawings shll be required to be submitted
to the Architect for approval for all fabricated items prior to
fabrication.

MATERIALS: A complete list of all materials, equipment, etc., together
with manufacturers' drawings and catalog information shall be submitted
to the Architect for approval prior to ordering material or equipment.

COST BREAKDOWN: An itemized cost breakdown shall be required to be
submitted to the Architect for approval within 30 days of Notice to
Proceed.

PROJECT SCHEDULE: An itemized project schedule shall be required to be
submitted to the Architect for approval within 30 days of Notice to
Proceed.

01500 TIMORAR! FACILITIES

GENERAL: Owner shall provide drinking water and temporary toilets
for use during construction in compliance with local codes. Facilities
shall be located at the discretion of the Owner. A job telephone will be
provided by the Owner.

TEMPORARY UTILITIES: Temporary services are not required except within
the building; Contractor shall make all necessary connections and remove
all evidence of temporary services at completion of work.

PROTECTIONS: Contractor shall protect existing site improvements around
existing building from damage during construction activities. Contractor
shall be required to replace o repair construction related damage, at no
additional cost to Owner, to condition existing at start of construction.

PROJECT SIGN: Contractor shall provide a project sign if required by
funding source. If required, provide 4' x 8' painted sign located as
directed by the Owner. Sign shall include project name, Owner's name,
Agency's name, General Contractor's name, and Architect's name.

01700 PRIJ~EC CLO SXUT

FINAL CLEANING: Clean new and adjacent construction; provide final
painting.

PUNCH LIST: Complete all items noted on the Substantial Completion Punch
List.

FINAL SUBMITTALS: Provide all equipment and operational manuals,
guarantees, releases of lien, and as-built drawings.

SCOPE: As required for new handicap ramp.

FILL: Clean sand, free of organic material.

TOPSOIL: Clean, suitable for plantings.

COMPACTION: Subgrade under walks and new construction shall be compacted
toa density fo 95% modified Proctor inaccordance with ASIM D1557.

CONCRETE: Structural concrete as specified under Division 3. Walks shall
be 5" thick, 3,000 psi concrete reinforced with 6x6 10/10 wwm.

03310 CONCRETE WORK

MATERIALS: Aggregate to ASTM C-33, cement to ASTM C-150, reinforcing to
ASTM A-615 Grade 60, welded wire mesh to ASTM A-185.

FORMS: Plywood: 5-ply 5/8" form plywood. Form coating: penetrating,
sprayable chemical sealer Fed. Spec. P-0-361. Expansion Joint Fiber
Filler: ASTM D-175. Joint Sealer: Rubberized Asphalt Fed. Spec. SSS-
164. Curing compound: Membrane forming, resin base ASTM C-309.

READY-MIXED CONCRETE: ASTM Serial Designation C-94.

CONCRETE TESTING: Mix design not required; field testing by an approved
engineering testing laboratory if required by Owner.

PROTECTION: Protect from injurious action by rain, sun, and mechanical
injury.

CURING: Start as soon as concrete has hardened, or as soon as forms are
removed.

CLEANING: Remove from premises all drippings, wasted concrete, or other
concrete not incorporated in the work.

05500 METAL FABRICATIONS

MATERIALS: Structural steel to ASTM A-36. Pipe to ASTM A-53, Schedule
40. Reinforcing Steel to ASTM A-615, Deformed, Grade 40. Hot-Dip Zinc
Galvanizing to ASTM A-123. Fastenings as required, complying with
standard ASTM specifications. Primer: red lead or zinc chromate.

SHOP TREATMENT: Hot dip galvanize all ferrous metal items to be exposed
to the weather; coat all other metal fffms with one heavy coat of metal
primer.

FABRICATION: Fabricate using best current practices and to applicable
industry standards.

DETAIL REQUIREMENTS: Pipe railings and handrails shall be welded steel
with joints ground smooth.

TREATMENT: All wood in contact with concrete, steel or masonry shall be

TEMPORARY SHORES AND BRACING: Provide for all work adequate for safety
of the project and safety for workmen.

06200 FINISH CARPENTY

QUALITY STANDARDS: Architectural Woodwork Institute, "Quality Standards
of te Architectural Woodwork Industry." Custom grade.

MATERIALS: Work to match original shall match original grades and
species as closely as possible. Contemporary base and wall cabinets in
Staff Room shall be finished with plastic laminate, 1/16" thick for
horizontal surfaces and 1/32" thick for vertical surfaces. Display cases
in contract shall be painted plywood.

HARDWARE: Provide cabinet hardware as noted.


FABRICATION: Meet AWI Section 400.

APPLICATION: Use sealants at exterior, caulking at interior.

MATERIALS:

Sealant: gun grade, polyurethane-based elastomeric material
conforming to FS-TT-S-00227E, Class A, Type 2 (non-sag).
Caulking: one-part acrylic latex gun grade caulking compound.
Backup materials, joint cleaner, joint primer-sealer: as
recommended by sealant and caulking manufacturers.

INSTALLATION: Clean joints, install backer rods and sealant or caulking
as recommended by the manufacturer. Remove excess and spillage. Complete
caulking prior to final coat of paint.

MATERIALS:

Wood doors: Stock doors as indicated.

Metal doors and frames: Comply with SDI "Recommended Specification

labels. Install in accordance with NFPA 80.

08800 GLASS AN GLAZING

STANDARDS: Comply with Florida Safety Galzing Standards and ANSI Z-97.1.

MATERIALS AND INSTALLATION:

Material: 1/4" thick polished plate glass and laminated safety
glass.

Installation: In accordance with Flat Glass Jobbers Association
Glazing Manual specifications.

08710 FINISH HARiMARE

APPLICATION: As required for proper operation, fastening and locking at
new and existing doors where indicated.

MATERIALS: Commercial grade stock hardware compatible with the remaining
original hardware. Key into the existing system. Provide panic devices
at required exits as indicated.










09220 PLASTER AND VENEER PLASTER

APPLICATION: Where necessary, patch existing plaster with new three-coat
plaster. Install existing decorative brackets which have been removed
and stored. Provide veneer plaster as indicated.

FIRE RATINGS: Where indicated, construct assemblies to obtain fire-
rating as required by applicable codes, and provide manufacturers' test
certificates.

STANDARDS: Plaster to ANSI A421, "Specifications for Gypsum
Plastering." Veneer plaster to Gypsum Association GA-150, "Application
of Gypsum Base for Veneer Plasters and Application of Gypsum Veneer
Plaster."

THICKNESS: Plaster patching shall match existing but not less than 3/4".
Veneer plaster: 3/32".

MIX: Plaster to ANSI A421. Veneer plaster as recommended by
manufacturer.

INSTALLATION: Plaster to ANSI A42.. Veneer plaster on metal studs or
metal or wood furring with one layer of gypsum base board and two coats
of plaster.

These lightweight, fire and sound-resistant assemblies consist of one
or two layers of SHEETROCK Brand Gypsum Panels screw-attached to
steel framing. A specially designed self-tapping steel screw with a rust
inhibitive coating is used to attach the panels to the framing. The
systems are completed with a U.S.G. joint system and decorating-
both steps unnecessary in walls when predecorated vinyl-surfaced
TEXTONE Gypsum Panels are used.
Gypsum panels for these assemblies are available in three thick-
nesses and seven types (see Specifications). Systems using
SHEETROCK Brand FIRECODE and FIRECODE "C" Gypsum Panels, with a
specially formulated core, obtain higher fire ratings than regular gyp-
sum panels (see table page 2). These versatile panels are applied to
USG Steel Studs or Metal Furring Channels to meet design require-
ments for fixed interior partitions-divider, corridor, party and chase
walls; furred and suspended ceilings; wall furring and column firep-
roofing, as outlined below:
1. Partitions-Single-layer %" SHEETROCK Brand FIRECODE "C"
Panels applied to USG Steel Studs, set in runners, provide eco-
nomical 1-hour fire-rated partitioning for corridors or within units.tA
1-hour rating is also available with /2" thick panels and 1V2"
THERMAFBER Sound Attenuation Fire Blankets installed in the stud
cavity. The studs are available in several widths and types (see Specifi-
cations, page 16) and cut to lengths required for the job. Double-layer
/2" SHEETROCK Brand FIRECODE "C" Panels attached to 21/2" or 3W
studs spaced 24" o.c. provide a 2-hour fire rating plus sound control
suitable for party walls. Multi-layer V2 SHEETROCK Brand FIRECODE "C"
Panel assemblies offer 3- and 4-hour fire ratings and up to 62 STC
sound control, yet are much lighter weight and thinner than concrete
block. These assemblies also provide a 3-hour fire-resistant enclosure
for steel trusses in staggered truss systems. Where added partition
width is required, double rows of studs are erected to provide chase
walls with up to 2034" net pipe chase width (see page 7).
Shaft Walls-Gypsum panels, assembled with gypsum shaft wall
liner and specially shaped C-H Studs, offer systems ideally suited for
enclosing elevator shafts, stairwells and other vertical shafts in core
areas of multi-story buildings (see separate Shaft Wall Folder SA-922
for applications).
2. Ceilings-Single-layer %" SHEETROCK Brand FIRECODE "C"
Panels screw-attached to furred or suspended USG Metal Furring

tion (see page 13). The systems are also suitable for separate beam
protection and for exterior ceilings and soffits with USG Exterior Gyp-
sum Ceiling Board facings.
3. Wall Furring-With Foil-Back Gypsum Panels screwed to USG
Metal Furring Channels, this construction provides an excellent vapor
retarder as exteriorwall furring (see page 10). Panel application to USG
Z-Furring Channels with semi-rigid insulation provides afully insulated
wall at a cost competitive with many non-insulated furred walls.
4. Column Freproofing-SHEETROCK Brand FIRECODE "C" Panels
screw-attached to steel studs at column comers and finished with
comer bead and joint compound, offer lightweight, compact fire pro-
tection for steel columns (see page 9).

smooth, durable interior surfaces.

tablished fire ratings available to meet design requirements; partitions
up to 4 hours, ceilings up to 3 hours including beam, column fireproof-
ing up to 4 hours.
Sound Isolatlon-STC ratings up to 62 for multi-layer, 55 for double-
layer and 48 for single-layer partitions; 54 for single-layer ceilings.
THERMAFIBER Sound Attenuation Fire Blankets improve sound control.
Lightweight-These thin, drywall assemblies weigh only 5 to 17 psf,
reduce dead load and save floor area.
Economical-Low material cost and speed of erection provide
realistic and competitive construction costs.

limitations
1. Non-load bearing.
2. Exposure to excessive or continuous moisture and extreme tem-
peratures should be avoided.
3. Maximum frame spacing is 24" o.c., except when single-layer ceil-
ing panels are applied with long edges parallel to joists and used as a
base for spray-applied texture finish, max. frame spacing is 16" o.c.
4. In ceiling design, certain precautions concerning construction,
isolation and ventilation are necessary for good performance (see
_S~gcifications, page 16).
