Mr. John W. Griffin
Historic St. Augustine Preservation Board
46 St. George Street
P.O. Box 1987
St. Augustine, Florida 32084

Dear Mr. Griffin;

Our study of the areas in Government House that are proposed to be
air conditioned with split system packaged air cooled, air conditioning
units, indicates the following:

1. The approach of air conditioning selected areas of the building
with packaged air conditioning units with electric strip heaters
or packaged air source heat pumps with auxiliary electric strip
heaters is feasible.

2. Other remaining areas of the building can be air conditioned
by additional package air conditioning units at any time in
the future.

3. However, the existing air conditioning and heating apparatus
in the air handling equipment room, basement boiler room, and
basement refrigeration equipment room will have to be abandoned.
Associated piping controls and portions of ductwork must also
be abandoned.

In addition, the cooling tower and piping on Mezzanine roof; the
air conditioning and heating apparatus including associated
piping, controls and portions of ductwork in the air handling
equipment room, must be removed in order to provide space for
proposed packaged air conditioning units as indicated on
attached preliminary drawings M-1 and M-2.

Our recommendations for accomplishing the proposed work are as follows:

1. Have contract drawings and specifications prepared for bidding
or negotiation.

2. Preservation Board to designate personnel to do demolition
work and remove existing apparatus, controls, ductwork and
piping to save first cost.

3. Contract for installation of three (3) packaged split system air
source heat pumps with auxiliary electric strip heaters as indi-
cated on attached preliminary drawings M-1 & M-2.

3. Reuse portions of existing ductwork and air distribution outlets
as indicated.

Estimate cost of installating (1) 3-ton, (1) 4-ton and (1) 15-
ton system at $12,000.00.

Please advise if we can be of further service on this project.

Ve y truly yours,

David Bruce Miller
