THIS LEASE AGREEMENT, Made and executed this /O day
of January,.A,.D. 1949, by and between the BOARD OF TRUSTEES LLAMBIAS
HOUSE, of St. Johns County, Florida, party of the first part, and
GUY WIGGINS, of St. Johns County, Florida, party of the second part:
WITNESSETH: That for and in consideration of the mutual
covenants and conditions herein set forth to be kept and performed
by the parties hereto, the said parties covenant and agree as follows:
1. The party of the second part shall have the right and
privilege to use the following described property, to-wit:
Beginning at a point 94 feet more or less
westerly from the southwest corner of St. Francis
and Charlotte Streets, running thence southerly
156 feet more or less to the north line of Lot 5,
thence westerly along north line of said Lot 5,
87- feet more or less to east line of Lot 2, thence
northerly along the east line of said Lot 2, 160i
feet more or less to south line of St. Francis
Street, thence easterly along south line of said
St. Francis Street 871 feet more or less to place
of beginning, "being all of Lot Number Three (3)
and part of Lot Number Four (4) of Block Thirty-
nine A (39-A) according to the official map of the
City of St. Augustine now on file in the office of
the Clerk of the Circuit Court in and for St.
Johns County, Florida," EXCEPT the south room in
the wing of the main building located on said property,
which is reserved by the party of the first part for
for the period from January 10, 1949 to April 8, 1949, for the pur-
pose of carrying on and conducting an art school in the main building
situate on said above described property.
2. The party of the second part shall keep and maintain
the interior of said main building in as good condition as it now
is; shall pay all expenses connected with the use of said property
including, but not limited to, electricity, water, upkeep of yards,
and repairs to plumbing and wiring.
3. The party of the second part will not charge ad-
mission to said property and will permit the property to be visited
by the public at reasonable times.
4. The party of the second part agrees not to make any
alterations or structural changes to the buildings on said above
5. The party of the second part covenants and agrees to
make no improper use of said property and to deliver same up promptly
on April 8, 1949.
6. The party of the first part covenants and agrees to
take care of the outside repairs to the buildings on said above
described property, but will make only such repairs as said party
of the first part deems necessary for the occupancy of said buildings
by the party of the second part.
