THIS LEASE, Made this 4th day of April 1969,


COMMISSION, 46 St. George Street, St. Augustine, Florida, herein

called the Lessor, and CRAIG B. THORN, whose mailing address is

Post Office Box 1335, St. Augustine, Florida, herein called the


WITNESSETH, That in consideration of the covenants

herein contained, on the part of the said Lessee to be kept and

performed, the said Lessor does hereby lease to the said Lessee

the following described property:

Second Floor of Florida State Building at
13 King Street, St. Augustine, St. Johns
County, Florida, described as follows:

Lot 1 of Block 28 of the City of St. Augustine,
Florida, according to the official map thereof
dated June 12 A.D., 1923;

together with two off-street parking spaces
at said location.

TO HAVE AND TO HOLD the same for the term of six (6)

years commencing May 1, 1969, through April 30, 1975, the said

Lessee paying therefore the total rent of Fourteen Thousand Four

Hundred and no/100 ($14,400.00) Dollars.

And the said Lessee covenants with the said Lessor to

pay the rent in monthly payments of $200.00 each on the first day

of each and every month for said term.

At the end of said term, Lessee shall have the option

of extending said term for an additional four (4) years at a

$200.00 per month. If Lessee intends to exercise said option, he

shall notify Lessor, in writing, at least 90 days prior to the

expiration of the initial term hereof.

At the end of said term and extension thereof, Lessee

shall have the privilege of extending said term an additional _3

years at a rental to be negotiated between the parties.

Lessee agrees to provide the building flag service,

which shall consist of raising and lowering flags, customarily

placed on the front of the building, at appropriate times as

required by Lessor, exclusive of Saturdays, Sundays and holidays.

Lessee shall furnish lights, water, heat, air conditioning,

trash removal, and such other utilities as Lessee may require.

Lessee agrees to make no unlawful, improper or offensive

use of the premises; not to assign this lease or to sublet any

part of said premises without the written consent of the Lessor;

not to use said premises for any other purpose than as an office,

and to quit and deliver up said premises at the end of said term

in as good condition as they are now (ordinary wear and decay and

damage by the elements only excepted). And the said Lessee hereby

covenants and agrees that if default be made in the payment of the

rent as aforesaid, or if the said Lessee shall violate any of the

covenants of this lease, then said Lessee shall become a tenant at

sufferance, hereby waiving all right of notice, and the Lessor

shall be entitled immediately to re-enter and re-take possession

of the demised premises.

Lessor covenants and agrees to keep the exterior of the

building leased in good and sufficient repair, including porch area,

excepting unforeseen casualties, but Lessor shall not be required to

replace, renew or repair any depreciation or damage caused by the

negligence of Lessee, his employees or guests.

Any furnishings or decorations used in conjunction with

the exterior areas of said premises shall be compatible with the

Restoration Program of St. Augustine. Prior to use or installation

of said furnishings or decorations, Lessee shall obtain the approval

of Lessor, who shall be the sole judge of compatibility with the

Restoration Program.

All equipment and furnishings owned by Lessee shall be

the sole responsibility of Lessee. Lessee shall keep the said premises,

including doors, windows, wiring, plumbing, and other fixtures, and

all internal parts of said premises at his own cost and expense during

the continuance of this lease in good, sound, clean and serviceable

condition and repair.

It is contemplated by the parties that Lessee shall

make extensive interior alterations to enable Lessee to use the

leased premises for offices. Said alterations shall not involve

major structural changes to the existing building. All equipment,

partitions and furnishings shall remain the property of Lessee.

Upon termination of this lease, Lessee may remove said property,

provided said removal may be accomplished without damage or

mutiliation of the existingbuilding, and the building, upon such

termination, shall be left in as good repair as it now is. Lessee

shall leave all plumbing fixtures in the lavatory areas. In the event

Lessee elects to remove a portion of the interior partitions, Lessor

may require Lessee to remove any or all of the interior partitions.

The equipment, and furnishings which Lessee may remove shall include,

but not be limited to, air conditioning and heating units,

kitchenette unit, carpeting, and lighting fixtures.
