RESTORATION PROPOSAL

ST. AUGUSTINE, FLORIDA


The Juan Yaneda House (known locally as the Montgomery House) is located
on Treasury Street within the Historic District (National Register) of St.

Augustine. It is a small coquina dwelling dating from the first decade of the
19th century, in the Second Spanish Period. The basic fabric of the house

remains, and later additions have been removed, but as indicated in the accom-

panying photographs, prompt restoration is required to prevent further deteri-

oration. The owners will donate the property to the Historic St. Augustine

Preservation Board if funds for restoration can be secured.

Restored for adaptive use, the Yaneda House will preserve one of the

relatively few colonial buildings remaining in .St. Augustine, and will add

greatly to the visual character of the restored area of the Historic District.

I. .PROJECT COST

Requested funds in the amount of $41,238 will be used totally
for the restoration of the structure and development for adap-

tive use. A breakdown of the estimates are given below:

Carpentry $14,000.00
Masonry 12,000.00
Plumbing 2,400.00
Heat and Air 2,038.00
Insulation and waterproofing 1,200.00
Electrical 1,800.00
Painting 2,500.00
Landscaping 1,500.00

II. MATCHING FUNDS
Matching funds for the project consist of the fair market value of the
property, based on the lower of the two independent appraisals attached,
and the cost of archeological and historical research to be supplied by
the applicant. As stated above, the property will be donated to the
Historic St. Augustine Preservation Board by the owners if funds for
restoration are forthcoming. The two sources of matching funds total
$46,500.00, as follows:
Value of property $42,500.00
Archeological and historical research 4,000.00
Total $46,500.00
III. MAINTENANCE
The completed structure will become a part of the properties of the '
Historic St. Augustine Preservation Board, a state agency, and will be
maintained as part of the continuing program of that agency.
IV. ADAPTIVE USE
The house will be adapted to residential use with as little alteration
to interior detail as possible and with strict restoration canons applied
to the exterior.
