composite map.
Prma the Puente map (o 1763) lot measurements were pro ected over
present day block 12, using vara as 1 English yard (36 ), which in this
case appears a more accurate approximation then the more usual equivalent.
Puente houses were placedwre or less arbitrarily within these lots.
Rooque gives no key measurements; his delineations upon the composite
map are therefore very questionable. The wavy blue lines are not
necessarily lot divisions, but are rather Rooque's indication of fences.
The third source is the Spanish Tax Assesor's lit (ca 1800). Some
attempt was made to project lots from his measurements, but mlob
data is missing and there appear so many discrepancies that the attempt
was temporarily abandoned.
It is to be noted that house indications are not to scale.

document no-1 appears to be 1803.
The lot sold measured 11 (N) Varas, extended from St George to Spanish
Sts, was bounded south by lots of Francisco Arnau, heirs of Sebastian
Coll, Juan Gero Franco Clark and Pedro Llul.

via from Francisco Arnau, the other 3/8 in equal
shares. Note-the original conveyances and
records thereof destroyed in fire of 1887.

Filed with Bill of Partition is copy of
agreement made in 1851 as to division of the
house where Esteban Arnau died (old Curiosi
Shop) to Margaret Arnau and the house and -
lot on the north to other heirs, this north-
ern part of the house in 1852 was conveyed
by the heirs of Arnau estate to Ann (Arnau)
Hurlbert Deed Book "P2, p 38-41. The
same property sold at public auction July
19, 1867 to M and R. Perry by administrators

composite map.
From the Puente map (c 1763) lot measurements were projected over
present day block 12, using vara as 1 English yard (36"), which in this
case appears a more accurate approximation then the more usual equivalent.
Puente houses were placednore or less arbitralily within these lots.
Rooque gives no key measurements; his delineations upon the composite
map are therefore very questionable. The wavy blue 1'nes are not
necessarily lot divisions, but are rather Rocque's indication of fences.
The third source is the Spanish Tax Assesor's lit (ca 1800). Some
attempt was made to project lots from his measurements, but much
data is missing and there appear so many discrepancies that the attempt
was temporarily abandoned.

It is to be noted that house indications are not to scale.

Sumary
The attacheddiagram sumnarizes the real estate history of the site in-
volved, so far as it can be determined from available documents.

Masonry structures designated as number 68 in 1764, number 42 in 1788,
and number 104 in 1791 appear to be one and the same, but not, however,
the present Watkins house. Juan Sanchez, who in 1791 at public auction
purchased this property which at that time belonged to the Crown built
a new wooden house before his death about 1803, and there is mention
of only a -wooden house in subsequent legal transfers of the property
until 1820. At that time the property, which had been in the hands of
Pedro Fucha since 1813, was an undescribed house and a parcel of land
apparently comprising present lots 12, 13, 19 and 204 By 1834 Esteban
Arnau owned the property, and while it is clear that the 1852 bequest
to his heirs was substantially the present Watkins and Dodge houses
with pertinent lots, it is not now apparent whether he or the previous
owner Fuaha constructed the stone buildings. In any event, the con-
struction was done between 1813 and 1852. The buildings erected
appear6to have been designed as a single residence'. An 1852 par-
tition of the property seems to mark the date of division into
separate residences, for while the widow of Esteban Arnau continued
to occupy the southern (Dodge) and larger part where her husband had
died the north(Watkins) section passed to another heir, Ann Arnau
Hurlbert.7 From that time forward the residences have remained apart,

Watkins House, 52 St. George Streetj was built shortly after 185.
Coquina, of course, figures in the construction, and the structure
is still habitable, as is evidenced by the presence of the souvenir
shops within.

In the rear of the building is a rambling old wooden stable.

ARRIVALS HOUSB.


The Arrivas House, 44 St. George Street, is an ancient building
that cannot be assigned a more definite date than that it was
constructed during the First Spanish Occupation, and antedates
even the Old Curiosity Shop. Today the structure, remodeled to
a remarkable extent,houses a number of small shops on the first
floor. The second story is being repaired to be used for apart-
u ments, The balconies have been ettel~ed*- the east one is now a
part of a bedroom and the north one will be the kitchen.

The Arrivas House, 44 St. George Street, is an ancient building
that cannot be assigned a more definite date than that it was
constructed during the First Spanish Occupation, and antedates
even the Old Curiosity Shop. Today the structure, remodeled to
a remarkable extenthouses a number of small shops on the first
floor. The saeono story is being repaired to be used for apart-
ats The balconies have been enclosed; the east one is now a
pt of a bedroom and the north one will be the kitchen. ,

volved, so far as it oan be determined from available dooumenta.
Iasonry structures designated as number 68 in 1764, number 42 in 1788,
and number 104 in 1791 appear to be one and the same, but not, however,
the present Watkins house. Juan Sanchez, who in 1791 at public puetion
parohaed this property which at that time belo ged to the Crow built
a new wooden house before his death about 1803, and there is mention
of only a .ioodenhouse0 in subsequent legal transfers of the property
until 1820. At that time the property, which had been in the hands of
Pedro Pueha since 1813, was an undescribed house and a parcel of land
apparently omprising pre ent lots 12, 13, 19 and 204 By 1834 Esteban
Arna owned the property, and while it is clear that the 1852 bequest
to his heirsO was substantially the present Watkins and Dodge houses
with pertinent lots, it is not now apparent whether he or the previous
owner FuPha eonstrueted the stone buildings. In any event, the con-
struction was done between 1815 and 1852. The buildings erected
appear to have been designed as a single residence'. An 1852 par-
tition of the property seems to mark the date of division into
separate residences, for while the widow of Esteban Arnau continued
to occupy the southern (Dodge) and larger part where her husband had
died the north(Watkins) section passed to another heir, Ann Arnau
Harlert.7 FProm that time forward the residences have# remained apart,

Coquina, of course, figures in the construction, and the structure
is still habitable, as is evidenced by the presence of the souvenir
shops within.
