PROJECT INSPECTION REPORT NO. 3
RESTORATION DEMESA/SANCHEZ HOUSE, ST. AUGUSTINE, FLA.
PROJECT NO. DOS-3200
APRIL 11, 1980

PRESENT: Robert Steinbach Historic St. Augustine Preservation Board
Herschel E. Shepard Shepard Associates, Architects & Planners, Inc.

WEATHER: Clear and warm.

1. Door and window frames in most areas have been either repaired, restored
and reinstalled or have been provided as required.

2. Wood flooring material for second floor floors is in the process of being
hand-planed to provide the proper finishes.

3. The majority of wood ceiling material on the second floor has been in-
stalled.

4. Gypsum plaster base and metal lath, as required, have been installed in
the majority of spaces throughout the building. Hand-split lath and machine-
sawn lath are being reused wherever possible. Early plaster on the south
side of the entrance corridor on the first floor is being preserved and patched.
The finish coat lime putty plaster has been applied in the first floor kitchen
area.

5. The location of air conditioning units and ductwork has been slightly field
modified to allow easy access to filter covers and oiling ports.

6. All workmanship is excellent, and no instructions or corrections were
found necessary. Mr. Steinbach is to be commended on the quality of workman-
ship throughout the project and particularly in structural splices made in
floor and ceiling joist members using epoxies and wooden plugs.

Dear Bob:

We were in conference with Lawrence Lewis yesterday until after 5:00 p.m.
Surprise! I hope to be back in St. Augustine in the next couple of days
and will stop by to pick up the paint heater then.

Mr. Terry L. Amburgey, Principal Plant Pathologist with the U. S. Dept.
of Agriculture, Forest Service, So. Forest Experiment Station, P. 0.
Box 2008, GMF, Gulfport, Miss. 39503, helped us on the Capitol. He did
an inspection and report on the timbers and extent of deterioration and
decay and was extremely knowledgable and helpful.

See you soon.

ST. AUGUSTINE, FLORIDA
PROJECT NO. DOS-3200
OCTOBER 23, 1979

PRESENT: Robert Steinbach, Historic St. Augustine Preservation Board
Kenneth R. Smith, Shepard Associates, Architects & Planners, Inc.

WEATHER: Clear and warm.

1. Roof sheathing was being repaired and installation of new plywood sheath-
ing was in progress.

2. Wood plates at the top of the masonry walls have been replaced and appear
to be well anchored.

3. Balcony floor framing at St. George Street has been replaced.

4. Mechanical ducts were cemented in place in the trenches below the first
floor. Piping and conduit appeared to be in place below the first floor.
New first floor slab has not been poured.

5. Damaged roof rafters have been supplemented with new materials.

through the chimney flue at the chimney at the east end of the building.
This chimney is not scheduled for repair and would be unsafe if the fire-
places below were used.

7. Reviewed roof construction over space No. 104. Roof shall be constructed
similar to the porch roof as per detail 2/6. Rafters shall be full 3" w. x 4
spaced at approximately 30" o.c.

sets of submittals on
for the DeMesa House

The submittals have been reviewed and are acceptable
with the exception of the finish specified on the slot diffusers
and floor supply registers. It would seem more appropriate
if the slot diffusers were painted white to blend in with the
ceiling rather than satin anodized as presently specified.
Based on the list of schedule symbols we are unable to determine
the color of the floor registers but these should be a light
brown to blend in with the wood floor.

PRESENT: Robert Steinbach, Historic St. Augustine Preservation Board
Kenneth R. Smith', Shepard Associates, Architects & Planners, Inc.

WEATHER: Clear and Hot.

1. Demolition work is well underway; nearly all finishes have been removed.
Workmen were stripping paint from wood door frames with small hot-air blowers.

2. Reviewed roof framing and decided that rafters were generally sound and
new rafters are not required. Some old rafters will have to be supplemented
at damaged areas with new timbers scabbed on the sides of the damaged areas.

supplemented by new timbers.

4. Wood plates at top of masonry walls are rotted and must be replaced.
Contractor will shore up roof framing to remove the existing plates and
install new P.T. members. New plates shall be anchored to the tops of the
walls with 1/2" 0 x 12" anchor bolts at 48" o.c. set in non-shrink grout
in holes bored in the tops of the walls. Existing masonry above the east
wall of the front room on the second floor will have to be removedto re-
place the plate.

5. Existing roof sheathing is sound and can remain. New 5/8" plywood for
