Dear Mr. Weinstein:

Enclosed is a suggested lease between this agency and Mrs. Mary Peck
for the access strip across the westernmost ten (10) feet of her property
on Lot 5 Block 7. The attached map explains the location of the property
that we are seeking to lease.

We propose to construct a simple board fence across the property that
will screen off the access from the remainder of Mrs. Peck's property. The
Board fence will be continuous without interspacing and a minimum of eight
(8) feet in height. The walkway for the access route will be crushed rock.
To prevent Mrs. Peck's dog from digging beneath the fence, we will pour a
"cement footing along its base to a depth of six to eight (6-8) inches. The
fence, footings and crushed rock walk will not constitute permanent improve-
ments to the property and can be easily removed when the property reverts
to the owner.

The Board of Directors of this agency meets on May 26th. I want to
obtain the Board's approval of the lease at that meeting in order to permit
us to proceed with the construction of the access. Accordingly, I would
appreciate it if you would review the proposed document and suggest any
alterations or conditions that you would wish incorporated in it.

PROPERTY DESCRIPTION

2. Lessee shall be entitled to the non-exclusive use of the lawn, garden and

pathway areas bordered on the North by the Northerly edge of the shell

walkway extending from St. George Street to Avenida Menendez and bordered

on the West by the Easterly line of St. George Street, on the South by a

line tangent to and parallel with the rest rooms attached to said complex

and on the East by the Westerly line of Avenida Menendez. Lessor specifically

retains control of said areas for care, maintenance, layout, and for such

other purposes as Lessor deems appropriate for the restoration program of

St. Augustine; provided; however, Lessor shall provide access for the

delivery service and trash pickup.


3. Personal property according to inventory signed and dated by the parties,

attached hereto marked exhibit "A".


PAYMENT OF RENT

Percentage of gross sales used in monthly rental payment computations and

percentage of "over-ride" which is to be paid on all annual gross sales

exceeding $200,000 is shown in the following table
