SUBJECT: FLORENCIA HOUSE CLAIM FOR WATER BILL
AND BACK ROOM ELECTRIC COSTS

THE LESSEE OF THE FLORENCIA HOUSE IS MAKING THE FOLLOWING
CLAIM:

ONE OF THE TOILETS WAS LEAKING FROM JULY 3RD UNTIL JULY 31ST
WHEN IT WAS REPAIRED BY THE BOARD'S MAINTENANCE STAFF. THE
CITY SAYS THAT THE LEAK AMOUNTED TO 1.33 GALS OF WATER PER
MINUTE AND ESTIMATES THAT A TOTAL OF 53,625 GALS WERE LOST
DURING THE 28 DAYS IT TOOK US TO FIX THE LEAK. THIS
REPRESENTS 66% OF THE TOTAL WATER BILL PAID DURING THIS
PERIOD.

1ST WATER BILL:JULY 3-JULY 24 WAS FOR $450.00
2ND 25- 31 PRO RATA WAS FOR $176.00

66% OF $450 IS $297.00
" $176 IS $116.00
FOR A TOTAL OF $413.00

RE THE ELECTRICITY IN THE BACK ROOM USED BY MUSEUM STAFF

FPL SAYS A WINDOW AC USES .30 CTS. OF POWER PER HOUR OF
USE. FIGURED ON AN 8 HOUR WORK DAYS 30 DAYS PER MONTH
WE OWE $72.00 PER MONTH. THE REFRIGERATOR USES ON AN
AVERAGE $12.00 PER MONTH OF ELECTRICITY. SO WE OWE THE
FLORENCIA LESSEE $84.00 PER MONTH FOR ELECTRICITY.

HER TOTAL CLAIM IS FOR $413 PLUS $84: $497.00

SUBJECT: Response to Florencia Claim Memo

In reference to the toilet leak. Is the tenant able to verify
that the Board was notified of the leak in a timely manner? If
so, I would think that we are responsible unless the lease states
that the lessee is responsible for maintaining the fixtures.

In regards to the consumption of electricity, it is very
difficult to come up with a reasonable figure for consumption
because of the number of variables involved. The figures quoted
by FPL may well be correct, however they do not take into
consideration the relative efficiency of the equipment, nor is it
easy to document the total hours of operation. My suspicion is
that the estimates are somewhat high.

I would suggest that the best solution may be to set a separate
meter and panel for that room if you anticipate the current
situation to exist for a year or more since I'm sure that the
cost of doing the work would be considerably less than the
$1,008.00 that you would be paying the tenant, and you would have
an accurate cost of operation from the separate meter.

An alternative solution would be to relocate the lunch room to a
facility operated by the Board. Combination lunch room for both
maintenance and interpreters?
