ABSTRACT OF TITLE


'To the following described lands, lying and being in St. Johns County, Florida:

A parcel of land in Block 7 of the City of St.Augustine,
Florida, being more fully described as follows: Commencing
at the NE corner of Cuna Street and St.George Street in said
City of St.Augustine; thence in a Nly direction on the East line
of said St.George Street 165 feet 1 inch to a point; thence con-
-tinuing on said East line of St.George Street 43.3 feet to the
Point of Beginning at the SW corner of the herein described
parcel of land; thence continuing in a Nly direction on said
East line of St.George Street 67.52 feet to the NW corner of
the base of a shell concrete fence post; thence Ely, on a line
having an angle with the last described course of 89 24' in
the SE quadrant a distance of 150 feet; thence in a Sly direction
on a line having an angle with the last described course of 90
36' in the SW quadrant a distance of 62.75 feet; thence in a Wly
direction on a line having an angle with the last described
course of 910.16' in the NW quadrant, -a distance of 150 feet to
the Point of Beginning; being that same parcel of land described
in deed recorded in Deed Book 191, page 88, public records of St.
Johns County, Florida.

NOTE: This Abstract covers the period of time from May 11, 1938,
to the date of the Certificate attached hereto.

RECITES: WHEREAS, Circuit Court, St.Johns County, Florida in Chancery
on February 28, 1938 by its decree of said date duly recorded in office
of the Clerk of said Court in Chancery Order Book 15, page 455, among
other things ORDERED, ADJUDGED AND DECREED in cause then pending wherein
Charles Cohen,, widower, and Gertrude Baer, a married woman, joined by
her husband and next friend Max Baer, were Plaintiffs and Sophie Gerstel
a widow, individually and as Administratrix of Estate of David Gerstel,
deceased was the Defendant that unless the defendant or someone for her
pay the sums decreed to be due and paid within a certain time as spec-
ified in said final decree that property in said decree be sold under
terms and conditions as set forth in said decree, after publication etc-
of such sale -
WHEREAS, party decreed to-make payment of said money default<
payment thereof and said Master in pursuance of said decree in order
to execute its provisions did offer for sale and sell the property in
said decree and hereafter described - to highest and best bidder there
for on Aril 4, 1938 same being a sales day -- after due notice of time,
and place etc -- at which time said property was sold to second parties
for $4,000.00 being the highest and best bid therefore.
AND WHEREAS said Master on April 7, 1938 made report of sale
-- and the court by further order in said cause entered of record
in office of Clerk of said Court April 7, 1938 having approved and
confirmed said sale aforesaid and direded the execution and delivery by
said Special Master of a proper and sufficient deed conveying said
property. 6.


NOW THEREFOR said Master in pursuance of said decree in said

Beginning on the East side of St. George Street, 165 feet 1 inch
North of Northeast corner of St. George and Cuna Streets, run thence
Northerly on St. George Street 59 feet more or less to Southwest
corner of Lot 4 of said Block 7; thence Easterly on South line
of said Lot 4, 150 feet, thence Southerly parallel to St. George
Street, 17 feet, thence Westerly, parallel to South line of said
Lot 4, 50 feet, thence Southerly, parallel to St. George Street
43 feet more or less to North line of Lot 6 of said Block 7,
thence West along said line of said Lot 6, 100 feet to East line
of St. George Street at Point of Beginning.
ALSO: In the City of St.Augustine, that part of Lot designated on
Official Map of said City dated Jan. 1, 1905, as Lot 4 of Block 7,,
which begins 224 feet 1 inch North of Northeast corner of St.George
and Cuna Streets and runs thence Northerly on East side of St.George
Street 51 feet,5 inches, and extends back from St.George Street
Easterly 150 feet being part of the property described in 6th paragraph
of Will of Frances A. Goodrich and therein devised, subject to life estate
devised in 1st paragraph of said Will to said Edward M. Goodrich, to
said James M. Smith in trust to sell and convey.
