Dramatic change took place about en-US four years ago when Chic and Michele en-US decided to move to Vero Beach from Fort en-US Lauderdale and run the popular fun spot en-US hands-on.en-US Weve learned that if you want to do it en-US right, dont go cheap, Chic told Hometown en-US News during a recent tour. Every expensive en-US renovation is worth it.en-US When the Ananias took over Safari Mini en-US Golf, they decided that just being accepten-US -en-US able was not acceptable. They wanted conen-US -en-US stant improvement.en-US Weve done a lot of refurbishing, Chic en-US said. The practice green is all new turf. en-US Were working on every little thing.en-US Were always replacing the greens, en-US Michele added. If a green starts looking en-US rough, they dont complain. The Ananias en-US just roll up their sleeves for some hard work, en-US and replace it. Same goes for every other en-US part of the park.en-US We try to keep everything looking new en-US and clean, Chic said. I dont want greens en-US that are just OK. I want greens that look en-US new. We get a lot of compliments about how en-US nice everything looks. The more complien-US-en-US ments we hear, the more we want to do.en-US Weve been here four years now, fixing en-US and cleaning everything. The batting cages en-US work well now, the waterfalls work, even the en-US elephant statue squirts water just as it en-US should. We have a professional landscaper en-US come in to make sure everything looks nice. en-US The better the place looks, the more the cusen-US -en-US tomers enjoy it.en-US When youre here all the time, if there is en-US something to be fixed or improved, you see en-US it and you address it, Michele added. Our en-US being here all the time keeps it manicured en-US and enjoyable for people. If we see an area en-US that needs mulch, we mulch. Hole-by-hole, en-US we try to keep everything looking nice.en-US As we walked, Chic noticed a spot by one en-US waterfall where water was running over the en-US side. Mr. Rechter en-US also cited his renovation of the Kmart en-US Plaza, and the Majestic Plaza including the en-US theater and bowling alley.en-US My primary interest in this matter is en-US what is best for the city of Vero Beachs en-US future and specifically downtown, an area en-US that I have a passion for and have personen-US -en-US ally invested nearly $10 million in, Mr. en-US Rechter said.en-US The City Council agreed, emphasizing en-US the local ties of Mr. Rechter and his comen-US -en-US pany. Those local ties trumped the en-US near-guarantee from Nationwide Postal en-US Management to keep the property as a en-US post office, another point of importance en-US for the Council.en-US We understand that the city is conen-US-en-US cerned that this property is being puren-US -en-US chased for redevelopment or re-purpose, en-US NPM said in its proposal. NPM is one of en-US the largest owners and operators of United en-US States Postal Service leased facilities in the en-US country. Our priority is to retain the Postal en-US Service as a tenant and over the past ten en-US years successfully maintained the Postal en-US Service tenancy in over 95 percent of our en-US portfolio.en-US When the rare situation arises that the en-US Post Office needs to relocate, our first call en-US is always to the local town/city to inquire en-US how the building could best be utilized to en-US service that community.en-US Just over two years remain on the USPS en-US lease, which includes an option for the en-US Post Office to extend the lease for five en-US years.en-US Weve made it very clear to all the proen-US -en-US posals that the Post Office is our number en-US one entity that we would like to have en-US remain there, and that they are subject to en-US the contract and lease the Post Office has, en-US Mr. OConnor said. That gives the Post en-US Office all the latitude, not the holder of the en-US lease.en-US project that could possibly be townhouses. en-US Most of the project, he said, would be high-en-US end retail, possibly with a hotel and office en-US buildings. It would be arranged with green en-US space in the middle that they would use for en-US a park and rest area.en-US Mr. Holbert added that it would be a en-US pedestrian-safe environment.en-US Councilmember Tony Young said the en-US concept sounded attractive, but he needed en-US more specifics. Mr. Young wanted to know en-US the balance of retail to residential, noting en-US the location is golden because it is one of en-US the few areas that would have immediate en-US proximity to people flying into Vero Beach en-US Airport and the Star Suites being built by en-US Riverside Theatre. en-US Mr. Borchelar said their desire was to en-US have no residential component to the projen-US -en-US ect, but that would depend on market conen-US -en-US ditions. He discussed his vision of a walk-en-US through park featuring small monuments of en-US heroes of Vero Beach who have gone on to en-US do great things.en-US Councilmember Laura Moss reminded en-US the chamber of how much the city spent for en-US the property, and what their intention was. en-US Ms. Moss read from a 2005 report submiten-US-en-US ted to the Council by Interim City Manager en-US James Gabbard that said The purchase en-US price would be $9,995,000 for approximateen-US -en-US ly 37 acres of land and the use of the properen-US -en-US ty would be restricted for 40 years to open en-US space, a golf course, or some park-like activen-US -en-US ity.en-US For historical perspective, Ms. Moss read en-US from the minutes of the June 21, 2005 City en-US Council meeting: Mr. Gabbard said if the en-US City does not act now then the property will en-US be sold and there will be businesses and resen-US -en-US idential properties built there. Mr. (Vice en-US Mayor Tom) White made a motion to enter en-US into a contract with the Dodgers to puren-US -en-US chase this property. Mr. (Councilmember en-US Sabin) Abell seconded the motion and the en-US motion passed unanimously.en-US It is clear from the records, Ms. Moss said, en-US that the vote at that meeting was to spend en-US those funds, almost $10 million, to preserve en-US open space. She suggested that Council conen-US-en-US sider if they wish to undo that decision en-US made 13 years ago, and that they have to en-US openly acknowledge that they are undoing en-US the $10 million decision that was made at en-US that time.en-US Ms. Moss also asked what the current balen-US -en-US ance was on the property. Mr. OConnor en-US replied that it was about $6 million. en-US Mr. OConnor expressed that the city is en-US not going to get anything close to the en-US amount spent for the property. Mr. OConen-USen-USnor said pricing would be more realistically en-US determined as they get down to details, and en-US asked if Council wanted staff to pursue it.en-US Mr. OConnor also noted that the balance en-US still owed on the property is taking money en-US away from things like street paving, so any en-US money they can free up would go towards en-US capital projects.en-US The Council decided to allow the develen-US -en-US opers to continue discussions with the City en-US Manager and spell out more details of their en-US proposal.
