He en-US submitted a South Florida newspaper artien-US -en-US cle showing that Michael Fay, a managing en-US director and a principle for Avison Young, en-US had partnered as an investor with Mr. en-US Kallivokas in the $80 million purchase of en-US the Opa Locka Hialeah Flea Market in en-US Miami-Dade County. The article also staten-US -en-US ed that Mr. Fay had brokered the deal as en-US well. en-US In doing the research, I did find out one en-US thing that is of concern to me, Mr. Smith en-US stated, insinuating that there could be a en-US reason for the lack of any higher offers for en-US the building. There was an article that en-US indicated that the buyer of this building en-US and some of the senior people in the real en-US estate firm that youre dealing with are joint en-US venture partners together in a South Florien-US -en-US da project. And that would just be a conen-US -en-US cern that there hasnt been any more than en-US one offer for the [VGTI] building.en-US The Council subsequently voted unanien-US -en-US mously to approve the ordinance, with en-US Vice-Mayor Shannon Martin explaining en-US she believed that the RER Ventures offer en-US was still the only viable one on the table. en-US In my weekly meetings with Mr. Blacken-US-en-US burn, I asked him if there were further conen-US -en-US versations with RTTDX about being able to en-US provide a proof of funds or come forward, en-US she said. He shared with me that although en-US there were several inquiries that went back en-US between the broker and Mr. Blackburn, en-US that they were busy with other things, and en-US that they werent interested in providing en-US that information to us or coming back with en-US another offer. Florida has 1,350 miles of coasten-US -en-US line, second only to Alaska. The view was en-US breathtaking and immediately relaxing.en-US It was easy to figure out what the kids en-US liked. While they liked everything, just a en-US couple hundred yards away from our condo en-US were two pool areas. One was for the adults, en-US the other for families or kids. The kids area en-US has everything a kid would want, a en-US sparkling cool pool, complete with a en-US climb-on playground with water cannons, en-US sprinklers and the like. After swimming en-US and water fighting, it was off the game en-US room. en-US My early afternoon away from everyone en-US was spent enjoying a round of golf. Having en-US played the Jack Nicklaus designed Ocean en-US Course a few years ago I wanted to test my en-US skills on the newer track. The Conservatory en-US is a Tom Watson Signature design covering en-US 140 acres of dramatic elevation changes not en-US commonly found in Florida. To add to the en-US challenge Watson created 76 acres of lakes en-US and water hazards.en-US The course features six sets of tees, a pair en-US of unique creeks that wind their way en-US through the course, a stunning waterfall, en-US and 140 bunkers. In a nod to his affinity for en-US British links-style design, Watson also en-US included three sod-faced bunkers. I need to en-US thank him for placing those right where I en-US would hit a shot the next en-US time I see him.en-US The course plays as en-US long as 7,776yards or as en-US short as 5,509yards, en-US allowing every golfer a en-US chance to find the right en-US blend of fun and en-US challenge. The courses en-US signature hole is the en-US eighth. This par-3 en-US features an island green. en-US From any tee box, this is en-US one intimidating hole.en-US The back-nine begins en-US with a 636yard par-5. en-US This is the longest hole on en-US the course, no matter what tees you have en-US chosen. There is also one of Toms sod-en-US faced bunkers placed at the front-center of en-US the green. This is a truly fantastic hole.en-US The 15th hole is a short risk-reward en-US par-4. The sharp dogleg right tempts you to en-US cut the corner and leave yourself with a en-US short edge approach. Get too greedy and en-US youll find yourself in a huge bunker area or en-US worse, in the water.en-US The finishing hole, featuring a panoramen-US -en-US ic view of the golf course from its elevated en-US teeing ground, is fantastic. Long hitters will en-US have a chance to reach the green in two on en-US this par-5, but must be careful to carry the en-US stone bulkhead guarding the green.en-US Watson placed a priority on driving the en-US ball well to conquer this layout. Many of the en-US fairways are tight, protected by beautiful en-US oak, pine and natural fauna, but drives in en-US the fairways tend to roll more than you are en-US used to. A tribute to Toms love for links en-US golf. Thankfully, the greens are large and en-US generous. en-US Tom only designs a couple courses each en-US year, and he certainly puts a lot of care and en-US effort into those to make them as wonderen-US -en-US ful as possible. The boss should always be en-US held accountable for the actions of his en-US employees and this should apply especially en-US for car dealerships.en-US Most of the employees that customers en-US meet in a car dealership are paid on en-US commission. Those employees get a en-US percentage of the profit that the company en-US makes on the transaction. Car sales people, en-US service sales people (also called service en-US advisors or assistant service managers), en-US parts sales people, and the mechanical en-US technicians who work on your car are mosten-US -en-US ly all paid on commission. This method of en-US pay tilts the relationship between the en-US customer and employee in somewhat of an en-US adversarial manner. The employee wants en-US the profit to be as high as possible but the en-US customer wants it to be low. In a car en-US dealership that has talented, fully engaged, en-US and ethical management, this potentially en-US adversarial relationship is kept in a fair en-US balance. Without the oversight of upper en-US and middle management and careful hiring en-US practices, some employees will exploit a en-US customer to increase his commission.en-US What brought the subject of this column en-US to mind was a call I received yesterday from en-US a 78 year old widow from Ft. Pierce. She en-US called to thank me for writing my column en-US and to tell me that she wished she had read en-US some of my columns before she bought her en-US 2005 used Mazda. This was the first car she en-US had bought on her own. Her husband had en-US always taken on this responsibility. She paid en-US the dealership a huge profit on her puren-US -en-US chase. She was sold a maintenance package en-US that she believed cost only $25 but it really en-US was $2,500. She was rushed to sign the en-US papers at night because the dealership was en-US closing. In the morning, when she realized en-US the mistake, she drove back to the dealeren-US -en-US ship and asked to back out the sale but was en-US told it was too late. She was told she had en-US signed all the papers and that they had en-US already sold her trade-in even though she en-US had not given them the title. When she en-US asked to speak to the General Manager, en-US three different en-US employees identien-US-en-US fied themselves as en-US the General Managen-US-en-US er. I get a lot of sad en-US calls like this.en-US The owner of en-US that dealership en-US should know whats en-US going on. Im giving en-US him the benefit of en-US the doubt by saying en-US that he doesnt en-US know because if he en-US does know its even en-US worse. The owner en-US should look at the en-US big picture and the en-US long term view of en-US his business. You en-US can take advantage en-US of customers and benefit in the short run, en-US but you eventually pay the piper when en-US your bad reputation spreads far enough. en-US Most of the bad things I hear about car en-US dealers from their customers are not illegal en-US things. They are simply unethical and not en-US the way one human being should treat en-US another. Refusing to refund the money of en-US an elderly, widow after she realized that she en-US had been taken advantage of is not illegal, en-US but it sure stinks. Jim Press is the top en-US executive for Toyota over all of North en-US America and he is also the only non-Japaen-US -en-US nese to occupy a place on Toyotas board of en-US directors. He was quoted in the book, The en-US Toyota Way by Jeffrey Liker, as saying Its en-US what you do for a customer when you dont en-US owe him anything that is the true measure en-US of character. Its like sticking up for en-US somebody who cant defend himself. I en-US really like this quote and I have it engraved en-US on a plaque which I give out each month to en-US the employee who wins the Above and en-US Beyond Award. This award goes to our en-US employee who does something for her en-US customer above and beyond what the en-US customer would have expected.en-US If you have a bad dealing with your car en-US dealership, do your best to contact the en-US owner. This is impossible with publicly held en-US dealerships like AutoNation and United en-US Auto Group, but you should be able to talk en-US to their General Managers. Be honest.en-US The problem is common (even with en-US todays breed of super fast computers); not en-US giving the machine enough time to en-US complete one task before clicking someen-US -en-US thing else and asking it to start another. Its en-US easy to become impatient with your en-US machine especially when you become used en-US to it responding near instantly to most en-US clicks. But a problem arises when you en-US click and tell the computer to do someen-US -en-US thing that needs some time to complete en-US (like some internet links or rebooting) and en-US before it has completed the task that you en-US asked it to do, you click again (and again en-US and again and again : -) Sometimes the en-US computer can get so overwhelmed with en-US requests that it just locks up and sits there.en-US So, what do you do? Well, the answer is en-US easy in theory but often hard to implement en-US in reality; you have to be patient and keep en-US in mind what you clicked last dont get en-US distracted and forget what youre waiting en-US for. Wait and pay attention to the clues that en-US your machine is thinking. Consider the en-US lesson of the toaster. When you make toast en-US in the morning you take a slice of bread and en-US put it in the toaster and click the handle en-US down and the process begins. How long en-US does it take a toaster to cook? 3 minutes en-US maybe? I dont know exactly, I havent en-US timed it but 3 minutes sounds about right. en-US What you wouldnt do is pull up a chair and en-US stare at the toaster waiting for it to pop. 3 en-US minutes is an eternity to sit and wait for en-US something to happen. No, when you use a en-US toaster you start it and then go on to make en-US coffee or something else and have faith that en-US it will finish on its own. Ive used this en-US analogy over the years when dealing with en-US older machines that would often take a en-US couple minutes to boot up. Thirty seconds en-US after rebooting it I almost always hear the en-US owner say, It never takes this long! Why is en-US it taking so long!? The lesson of the toaster en-US helps me explain that since we are naturally en-US sitting in front of the screen staring at it, we en-US are a captive to the toaster forced to stare en-US at it waiting for it to pop. If we are doing en-US something that I know is going to take a en-US couple minutes (like rebooting an older en-US machine) Ill suggest that we en-US walk away, get a cup of coffee en-US and come back to it in a few en-US minutes to see if its done. en-US Most of the time this helps to en-US fill the gap and help resist the en-US temptation to do something en-US that might slow things down en-US even more.en-US How can you tell when the en-US system is still working on en-US your last click or if it has en-US crashed? I guess the most en-US obvious clue would be the en-US hour glass. When you click en-US an icon and the pointer turns en-US into an hour glass (or spins en-US in some way), this is just one clue that your en-US computer is trying to do whatever it is that en-US you just asked it to do when you clicked. en-US Another clue would be the presence of a en-US progress bar of some sort. Unfortunately, en-US the hour glass isnt always present to tell en-US you the machine is thinking and some en-US progress bars can be hard to spot. Someen-US -en-US times you have to look for more subtle clues en-US like the hard drive activity light on the front en-US of the computer or (if you know what to en-US look for) launch taskmgr.exe and check the en-US status there.en-US Its important to understand that not en-US everything that we ask our computers to do en-US will happen instantly. Every day I see en-US people click an icon and then almost en-US instantly I hear Nothings happening! I en-US wait and sure enough a few seconds later I en-US hear Oh! There it goes! en-US Different programs have different en-US requirements that can cause some proen-US -en-US grams to launch faster than others. en-US Sometimes things happening in the en-US background can cause a program that en-US opened up instantly yesterday to take 20 or en-US 30 seconds to launch today and since youre en-US forced to stare at it waiting (like the toaster) en-US that wait time seems much longer than it en-US really is. en-US Sean McCarthy fixes computers.
