Mr. en-US Blackburn believes the offer on the table en-US now from Herndon, Va.-based RER en-US Ventures Inc. makes sound financial en-US sense for the city even though it requires en-US financing. en-US Hes offering to buy the building en-US using an installment sale basis, he said. en-US He would pay 20 percent down, around en-US $2.9 million, interest on the unpaid balen-US -en-US ance for five years and then a balloon en-US note at the end of the five years. Thats not to en-US say that leasing a car is always costlier than en-US buying one, but it can be if youre not en-US careful. And not being careful is exactly en-US what happens when a, intended purchaser en-US becomes a lessee.en-US Heres how it happens. You come into the en-US dealership to buy a car. You may have seen en-US the dealers advertisement in the newspaper en-US or TV for a model you love. More than en-US likely, youre prepared to make a down en-US payment and/or trade in your old vehicle. en-US You have a monthly payment in mind en-US because almost everybody has a budget and en-US we usually translate most purchases into if en-US we can fit them into our monthly budgets. en-US You negotiate the best price you can to buy en-US the car, or maybe the sale price is good en-US enough.en-US Now the salesman, or more often the F&I en-US manager/business manager, tells you what en-US your monthly payment will be. Lets say that en-US you have a trade-in worth $15,000 and en-US arent going to put any cash down. The F&I en-US [Finance and Insurance] aka business en-US manager, tells you your monthly payment en-US will be $427 per month. But thats way more en-US than you can afford and you tell him you en-US cant buy the car because you cant afford en-US that big a payment. He asks you how much en-US you can afford and you tell him it must be en-US under $350 per month. Now he has you set en-US up perfectly for the lease flip.en-US Mrs. Smith, I think I have just the right en-US thing for you. What would you say if I told en-US you that you can drive that new car home en-US today for just $349 per month? You say, en-US with glee, We have a deal! Guess what? en-US Youve just been flipped. If you had bought en-US the car at the advertised price or negotiated en-US a very good price, the dealer probably en-US would have made about $1,000 profit. and en-US the salesman would have made about a en-US $200 commission. Not that youve let en-US yourself be flipped to lease, the dealer could en-US be making $15,000 and the salesman could en-US be making a $3,000 commission!en-US Im not exaggerating. I get calls weekly en-US from victims of lease flips. Many of the en-US callers are elderly and many of them are en-US widows who never bought a car before, but en-US had relied on their husbands. Theres no law en-US that limits the profit that a dealer can make en-US when he sells or leases a car. $10,000, en-US $15,000, and even $20,000 profits are made en-US and usually on leases. The dealers can do en-US this by using the trade-in as a capital cost en-US reduction on the lease but allowing less for en-US the trade than it is worth. In the example en-US above, your trade-in may be worth $15,000 en-US but you were allowed only $5,000 to reduce en-US the capitalized costs of the lease. Also, the en-US dealer could have raised the price of the car en-US you negotiated or the sale price to MSRP or en-US even 110% of MSRP which is allowable by en-US the leasing companies.en-US By manipulating the number of months en-US of the lease and the down payment en-US [capitalized cost reduction], a dealer can en-US give you as low a payment as you ask for en-US and still make an exorbitant profit. Most en-US buyers are so focused on monthly payments en-US that they dont carefully analyze what they en-US are agreeing to and signing. The shorter the en-US number of months of a lease, the greater en-US impact the down payment has on the en-US monthly payment. A $5,000 down payment en-US reduces the monthly payment on a en-US 36-month lease by $139 per month, $208 on en-US a 24 month lease, and $417 on 12 month en-US lease.en-US Incredibly many victims of the lease flip, en-US never thought about the fact that after the en-US 24, or 36, or 48-month term of the lease, en-US they own nothing after the end of the lease. en-US A car with a good resale value should be en-US worth about half of what you paid for it. en-US Many people who have never leased before en-US think they can bring their lease car back en-US early if they want. Leasing is not renting, en-US and you can bring your car back early only en-US if you make all of the remaining lease en-US payments. If you had bought the car for en-US $30,000 and financed it for 36 months, you en-US would have about $15,000 in equity at the en-US end of 36 months and no monthly payen-US -en-US ments. You were building equity with every en-US monthly payment in the purchase but you en-US were building zero equity with your 36 lease en-US payments.en-US As I said before, dont let this frighten you en-US from ever leasing a car. Weve also proen-US -en-US posed a policy that the county shall continen-US -en-US ue to participate in the National Flood en-US Insurance Program community rating sysen-US-en-US tem to protect the countys flood plain, and en-US to the maximum extent possible seek to en-US improve our community rating system score en-US and provide flood insurance discounts to en-US our residents.en-US Board Member Edward Lounds quesen-US -en-US tioned her on whether the county planned en-US on extending municipal services outside the en-US Urban Service Boundary or altering its en-US transportation plan, but she said no changes en-US were slated for those areas. He did, however, en-US want clarification on the countys focus for en-US the Port of Fort Pierce.en-US What segment of the port are we going en-US to change? he asked. At one time the counen-US-en-US ty voted to have a mixed-use port, and we en-US kind of let the freight or other than megayen-US-en-US achts dwindle. On the carpet en-US in the house, it rolled the ball very well. It en-US felt great in my hands. I pulled out the en-US putter I had in my varsity bag and the two en-US had a putt-off. It was close, and the old en-US putter found a spot in the bag. For now.en-US As well as this works with your clubs, I en-US am here to tell you it will not work on golf en-US balls, and sometimes those pesky spheres en-US can try to sabotage the best clubs.
