This is car dealer jargon en-US for switching a customer who originally en-US intended to buy a car to leasing the car.en-US Of course, the motivation to do this is en-US more profit for the dealer and a bigger comen-US -en-US mission to the salesman. Thats not to say en-US that leasing a car is always costlier than en-US buying one, but it can be if youre not en-US careful. And not being careful is exactly en-US what happens when an intended purchaser en-US becomes a lessee.en-US Heres how it happens. You come into the en-US dealership to buy a car. You may have seen en-US the dealers advertisement in the newspaper en-US or TV for a model you love. More than en-US likely, youre prepared to make a down en-US payment and/or trade in your old vehicle. en-US You have a monthly payment in mind en-US because almost everybody has a budget and en-US we usually translate most purchases into if en-US we can fit them into our monthly budgets. en-US You negotiate the best price you can to buy en-US the car, or maybe the sale price is good en-US enough.en-US Now the salesman, or more often the F&I en-US manager/business manager, tells you what en-US your monthly payment will be. Lets say that en-US you have a trade-in worth $15,000 and en-US arent going to put any cash down. The F&I en-US [Finance and Insurance] aka business en-US manager, tells you your monthly payment en-US will be $427 per month. But thats way more en-US than you can afford and you tell him you en-US cant buy the car because you cant afford en-US that big a payment. He asks you how much en-US you can afford and you tell him it must be en-US under $350 per month. Now he has you set en-US up perfectly for the lease flip.en-US Mrs. Smith, I think I have just the right en-US thing for you. What would you say if I told en-US you that you can drive that new car home en-US today for just $349 per month? You say, en-US with glee, We have a deal! Guess what? en-US Youve just been flipped. If you had bought en-US the car at the advertised price or negotiated en-US a very good price, the dealer probably en-US would have made about $1,000 profit. and en-US the salesman would have made about a en-US $200 commission. Not that youve let en-US yourself be flipped to lease, the dealer could en-US be making $15,000 and the salesman could en-US be making a $3,000 commission!en-US Im not exaggerating. I get calls weekly en-US from victims of lease flips. Many of the en-US callers are elderly and many of them are en-US widows who never bought a car before, but en-US had relied on their husbands. Theres no en-US law that limits the profit that a dealer can en-US make when he sells or leases a car. $10,000, en-US $15,000, and even $20,000 profits are made en-US and usually on en-US leases. The en-US dealers can do en-US this by using the en-US trade-in as a en-US capital cost en-US reduction on the en-US lease but en-US allowing less for en-US the trade than it is worth. In the example en-US above, your trade-in may be worth $15,000 en-US but you were allowed only $5,000 to reduce en-US the capitalized costs of the lease. Also, the en-US dealer could have raised the price of the car en-US you negotiated or the sale price to MSRP or en-US even 110% of MSRP which is allowable by en-US the leasing companies.en-US By manipulating the number of months en-US of the lease and the down payment en-US [capitalized cost reduction], a dealer can en-US give you as low a payment as you ask for en-US and still make an exorbitant profit. Most en-US buyers are so focused on monthly payments en-US that they dont carefully analyze what they en-US are agreeing to and signing. The shorter the en-US number of months of a lease, the greater en-US impact the down payment has on the en-US monthly payment. Anderson Middle School en-US helped lead the civics pack by raising its en-US sixthgrade EOC exam results by 21 peren-US -en-US centage points this last year, which also en-US helped the district earn fifth Place overall in en-US the state of Florida. The school also raised en-US its eighthgrade science EOC exam results en-US by 10 percentage points. en-US Principal Timothy Aitkensaid he was en-US ecstatic to get the news in June. en-US It was an amazing feeling because I knew en-US what we had to go through to get here, he en-US said. They en-US were redesigning our curriculum maps, en-US assessments, questions, scope and sequencen-US -en-US es and vertical alignments. We got excited en-US about the idea of personalizing our en-US approach to these standards and decided en-US that if we are going to be held accountable en-US for our scores, we needed to own the proen-US -en-US cess of organizing it. We did a deep dive into en-US the test items specs and found that we could en-US work much smarter than we were.en-US Indiantown Middle School also showed a en-US significant rise in its EOC civics exam en-US results during the last school year, rising 16 en-US percent over the previous school year. The en-US schools sixth-grade English language arts en-US students also demonstrated the same en-US increase in their grades from the 2016-17 en-US school year. Indiantown Middle Schools en-US highest achievement, however, came from en-US the dramatic rise in its fifth-grade math en-US EOC exam results, which skyrocketed 26 en-US percent from the previous year. Principal en-US Jeff Raimann expressed extreme satisfaction en-US at the news, saying the honor was the culmien-US -en-US nation of all his staffs hard work.en-US We are extremely proud of these two en-US areas worthy of celebration, he exclaimed. en-US The results are truly a testament of what en-US can happen when students have dynamic en-US teachers who instill a belief that all children en-US can and will learn.en-US Principal Raimann attributed the en-US increase in the fifth-grade math results to a en-US reorganization of talented staff in new roles.en-US We asked our Teacher of the Year, Maten-US -en-US thew Mesorana, to move from seventh en-US grade to fifth grade, as I believed he could en-US be a difference maker, he explained. He en-US absolutely delivered and is a model of what a en-US team player needs to be, in terms of doing en-US whatever it takes to improve our school. In en-US addition, we hired Faye Gillespie -a former en-US math coach from Palm Beach County -to en-US be his partner, and she added an additional en-US level of excellence to this team. These two en-US teachers were simply dynamic, leading our en-US incredible students who gave their best, en-US because they could, which set an example en-US for our entire school. en-US In addition, Mr. Raimann credited two of en-US his staff members and other District en-US employees for the significant increase in his en-US schools civics grades as well.en-US Teachers Caroline Guzman and Jaden en-US DeLeon were determined to achieve a highen-US -en-US er of proficiency and worked collaboratively en-US with our District Social Studies Coordinator en-US Dr. Mark Malham and various coaches en-US throughout the year, he said. The team en-US even held a Saturday session to provide en-US extra support for students prior to this years en-US assessment. All in all, we have amazing stuen-US -en-US dents at IMS, and I am so happy they are en-US getting some very well-deserved recognien-US -en-US tion.en-US Other Martin County schools reflecting en-US significant increases in EOC and FSA exam en-US grades include Jensen Beach Elementary en-US School, whose fifth-grade math results rose en-US 18 percent from the previous year; Pineen-US -en-US wood Elementary School, whose fifth-grade en-US science students grades increased 16 peren-US -en-US cent; Felix A. Williams Elementary School, en-USwhere fifth-grade English language arts stuen-US -en-US dents averaged 14 percent higher than the en-US 2016-17 school year; and Murray Middle en-US School, where grades for seventh-grade en-US math students rose 14 percent. en-US In addition, the Clark Advanced Learning en-US Center, Crystal Lake Elementary School, en-US Hidden Oaks Middle School, JD Parker en-US School of Technology, Jensen Beach High en-US School and Seawind Elementary School also en-US showed EOC and FSA increases in several en-US core subject areas. en-US Martin County School District Superinen-US -en-US tendent Laurie J. He put his old faithful Scotty en-US Cameron Newport 2, that he used to en-US win nearly every tournament on the planet en-US in the corner of the garage.en-US This is a huge move by Tiger. In our en-US world, golfers change equipment quite en-US often. Most of us recreational golfers switch en-US to the latest and greatest every few months. en-US Pros do this as well, as their club contracts en-US usually ask for them to play the newest en-US products.en-US However, the putter is the most importen-US -en-US ant club in the bag, and most pros refuse to en-US sign an endorsement contract for just a en-US putter. They tend to have a few they rotate en-US through depending on the grass they are en-US putting on and sometimes just what feels en-US like the hot putter.en-US Those of us that dont switch equipment en-US too often, should take a closer look at en-US Tigers lead. Maybe that wedge that keeps en-US hitting every chip fat, needs a spot in the en-US dark corner of the garage for a bit.en-US Trust me, I have put this to the test a few en-US times. It has even been known to have en-US positive results. That driver that couldnt en-US find the fairway for several rounds, soon en-US found itself in the junior varsity bag in the en-US back of the garage.en-US Golf clubs are like people. They can en-US become complacent. I had one putter in my en-US bag for several years. It was confident that en-US even a few stretches of missed four-footers en-US wouldnt effect its status. Wrongen-US I sent that putter to the dark side and en-US rescued another that had long since been en-US forgotten. The new putter loved being back en-US in the light. It shined on the greens as if it en-US were made of magic. My confidence grew en-US and it held its head high.en-US The word spread among the other clubs en-US in my bag. They all saw how fragile their en-US status may be. Suddenly my drives were en-US going straighter, my irons finding greens. en-US My sand wedge become mush more reliable en-US around the greens and from bunkers. en-US Of course, there were a few hold outs. My en-US stubborn 3-wood should know better. Not a en-US one has lived long in my bag. A couple of en-US topped fairway shots or a sliced drive is a en-US quick way to send them to the back of the en-US line.en-US I am not a mean person, but I expect the en-US same effort from my clubs as I do myself. en-US They need to at least try and I will not stand en-US for smugness from my clubs. en-US I know that being sent to the dark helps. en-US Recently, I found an old putter in one of my en-US golf bags in that back corner. On the carpet en-US in the house, it rolled the ball very well. It en-US felt great in my hands. I pulled out the en-US putter I had in my varsity bag and the two en-US had a putt-off. It was close, and the old en-US putter found a spot in the bag. For now.en-US As well as this works with your clubs, I en-US am here to tell you it will not work on golf en-US balls, and sometimes those pesky spheres en-US can try to sabotage the best clubs.en-US Ever have one of those rounds where you en-US played the same ball all day? That ball en-US wanted to play. It enjoyed the warmth of the en-US Sun hitting it as it rested in the fairway. It en-US loved the feeling of dropping into the hole en-US as that 20-foot birdie putt rolled in.en-US Then there are those balls that want en-US nothing more than to go swimming or rest en-US in the shade of the trees. You want to know en-US why that beautiful ball you just found went en-US back in the woods or water just a hole or en-US two later? Because thats where it wanted to en-US be and there is no teaching a golf ball otheren-US -en-US wise.en-US So the next time your clubs let you down, en-US send them to the darkness for an attitude en-US adjustment. The club you bring out may en-US just be so happy to be playing again that it en-US will make any and every shot asked of it. en-US Just remember, those golf balls will do what en-US they feel is best for them and sometimes try en-US to make you blame the clubs. Fourth of July food, lets celebrate with chili mac en-USLen-USets talk about the long Fourth of July en-US weekend we are enjoying. en-US On the Fourth of July 1776, the en-US Second Continental Congress unanimously en-US adopted the Declaration of Independence. en-US It would be 100 years later that Congress en-US passed a law making Independence Day a en-US federal holiday on June 28, 1870. en-US So what did our founding fathers eat on en-US July 4, 1776, to celebrate the birth of our en-US country? The City Tavern in Philadelphia en-US would have been the place, but unfortuen-US -en-US nately there is no record of the menu eaten en-US to celebrate that very special day. en-US The food of the times would have been en-US baked or poached salmon, turtle soup, local en-US seafood, salted meats, pickled tongue, en-US wheaten bread, and lots and lots of beer and en-US spirits. The founding fathers loved their en-US spirits! en-US Over the years, the July 4 traditions en-US would evolve and take shape into a picnic en-US celebration for family and friends. In the en-US early 1900s, fried chicken, potato salad, en-US watermelon and the hot dog ruled the day. en-US In the late 1940s, suburban living took hold, en-US and with the introduction of charcoal grills, en-US outside grilling was the method of celebraten-US -en-US ing. Cooking over cheap grills wasnt a great en-US way to cook because most of the food was en-US burned and still not cooked thoroughly. en-US The world of grilling would be changed en-US forever, when in 1952, George Stephen, a en-US welder for Weber Brothers Metal Works, en-US cut a metal water buoy in half. The Chili by en-US itself is pretty good, too. Add en-US tomato puree and tomato paste. Simmer on en-US low heat for 30 to 40 minutes. Taste and en-US season with salt and pepper if needed. en-US Cook macaroni following package en-US directions.
