Mega-yachts, the mother of all pleasure boats, are
cruising into the area at a fast clip. Aware of the influx,
dockmasters and resort managers in Fort Lauderdale are
trying to play catch-up with the need for more dock
space to accommodate these large luxury vessels.
One of the newest draws is the just-opened, city- .
owned Las Olas Marina with 60 slips that can al
accommodate boats up to 160 feet long.
City officials razed the old marina and rebuilt a ne, ,

problem filling it.
"There's been a demand for years," said Jamie Hart, -
the city's supervisor of marine facilities. -
The city had been receiving inquires by phone and .

New boat class added to annual Gulfstream
Cruising boats to compete
on separate course ..

Organizers of the Gulfstream Regatta have added a
new class to their race this year, aimed at attracting the
owners of cruising boats.
"There are a lot of people out there who are leisure .
sailors," said Larry Littell, regatta chair of the Fort
Lauderdale-based Gulfstream Sailing Club, which
organizes the event. "It makes sense. The demand is "
there. It will enhance the event."
Entries in the newly-created gunkhole class will 1 C,
compete on a separate course to avoid possible run-ins
with the faster, more modern racing yachts, Littell said.
Races will begin Jan. 9 and 10 at 10 a.m with six
classes vying for four trophies.
First place in the cruising division, which includes
the gunkhole class, will receive the Gulfstream Cup. The Photo

Marine Industries Association of South Florida. But
within a few days, many boats left town because of a lack
of slips in the area.
"Even with the Las Olas Marina, it's still notenough,"
Herhold said.
Such demand is driving several major private marinas
in the area to capture a share of the market. Many marinas
are already filled, or near occupancy for the season.
Amenities are being upgraded at the Marina Bay
Resort's yachting center, which has plans to add 18 new
slips in February to accommodate yachts 100 to 160 feet
long, said Susan Brown, marina manager.
Resort managers and dockmasters agree that they
have seen requests for mega-yacht-sized slips increase
every year.
Bob Dees, director of marketing for Pier 66, believes
that there's more competition than in the past. "Before,
Pier 66 and Bahia Mar were the main yachting addresses,"
he said.
That's no longer the case. In recent years, some
facilities like the Las Olas Marina have built new docks
designed to fit bigger boats. Others have improved

existing conditions, he said. "
The majority of vessels staying at Pier 66's 142-slip
marina are 45 to 80 feet. But the marina can accommodate
boats up to 225. About 30 percent of its slips are for mega-
yachts, he said.
The marina does not have room to expand. Instead,
the resort's owners have been doing enhancements such
as upgrading power hook-ups and installing high-speed
fueling pumps. The marina is also selling premium
unleaded andhigh sulferdiesel fuels, which are in demand
by owners of large boats, particularly mega-yachts, Dees
said.
Currently, Marina Bay has 200 slips that fit boats up
to 160 feet. The facility has floating docks, meaning
finger piers can be moved to accommodate for size, she
said.
The largest boat docked there now is 148 feet and the
marina presently has a waiting list of six vessels, 100 feet
and up, she said.

Brown believes that boaters pick marinas based on
amenities. "The service has a lot to do with it," she said.
Marina Bay, for example, has hook-ups to the
hotel's cable TV, has free local calls and grants access.
to its driving range and tennis courts. Another new perk
is a recently installed voice mail system for boat owners
and hotel guests, she said.
Price is a factor too. "Our rates are lower than many
of the higher-end ocean resorts." Brown said.
Marina Bay charges $1.20 per foot, per day. The fee
drops to 85 cents for a four to six month contract signed
for the months of October through April, she said.
"We're 96 percent occupied," Brown said. "Overall,
we're having a very good season."
Occupancy is also up at Bahia Mar. The resort's
marina has 350 slips for boats 40 to 240 feet. Forty-eight
of the slips can handle vessels 80 feet and larger. Most
are contracted for the season, with two or three always
kept open for transient boaters, said Kevin Quirkgeneral
manager.
"We anticipate another record year," Quirk said.
Herhold says the area still has a long ways to go, he
said.
"Other cities are actively working to get the mega-
yacht market," Herhold said. "We're good, but we can
be better."

it's onlynatural that we look ahead and
perhaps contemplate change in .our
lives.
Some people I know are
considering selling their off worldly
goods to live aboard a boat that they
will pay to keep moored at a dock. I
usually find such talk very scary.
Certainly, at first blush, the "live-
aboard lifestyle" has a decent amount
of romantic appeal. Both literature and
televisionreflect the happy and mellow
ways of the live-aboard boater.
On television we watched Jack
Klugman's character, "Quincy," live
very comfortably .on board his yacht.
There was also Don Johnson whose
T.V. persona even kept a pet alligator
on his sailboat while he chased drug
dealers on "Miami Vice." And, of
course, let's not forget the literary
exploits of Fort Lauderdale's own
Travis McGee, who fought crime from
his home base at slip F-I18 at Bahia Mar
while living on board the famous
houseboat, the Busted Flush.
Now before you get really excited
about the live-aboard lifestyle, I should
again point something out: All these
examples are fictional!
The realities of the genuine live-
aboard lifestyle can prove to be much
more complex. First, there's obvious

questions concerning room and
maintenance. Unless you choose to live
in a broken down leaky "tub" with half
the living space of a similarly priced
apartment, expect to triple the, costs of
maintenance on that boat. And "Miami
Vice" aside, I have been assured that
alligators and boats are not compatible
(unless the alligator is very hungry).
Then, of course, there's the problem
of dockage. Dock space is usually a
commodity offered at a premium.
Naturally, the more desirable the location,
the more expensive the rent.
It should also be noted that dock
renters often mistakenly believe that they
are afforded the same legal rights as
apartment dwellers in a traditional
landlord/tenant situation. This is not true,
for it must always be remembered that in
a maritime environment, it isn'tthe person
who is the tenant it's the boat. And
boats simply are not granted the same
rights as people, even if people choose to
live on them.
For legal purposes, boats have no
rights, only responsibilities.
When a slip is rented out, the general
rule is that the boat owner remains
responsible for any damage, vandalism,
or wear and tear incurred to his boat. This
makes living aboard a true avocation that
should be pursued only by the very
dedicated and the well insured (you were
planning on putting insurance on that
boat, right)?
Some live-aboards attempt to solve
the dockage problem by anchoring
offshore and using a dingy for land visits.
This is also an existence requiring
dedication, and it has often led to conflicts
concerning local ordinances and
environmental regulations. In some areas,
you could even be charged a fee just for
bringing and leaving your dingy on shore
for a few hours while. you go shopping.

So it's no
B big secret that a
proposed
project at
Tillotson's
Square is all but
a done deal. The plan is to build new
townhouses and turn the Lighthouse Poi.nt
Marina into a promenade of restaurants
and retail shops.
Money is screaming so loud that
Fletcher Hall calculators are already
burning with tax percentages. City
honchos are giddy over the projected
annual $30,000-plus the townhomes'
$265,000 to $600,000 price tags will
generate.
Unfortunately, nobody understands
how the project will impact Lighthouse
Point boaters, who make up a third of the
city's population.
It seems the project will push the
Lighthouse Point Marine Service with its
37-yearreputation as the only full-service
boatyard in town into the wild blue yonder
of memory.
"This is a boating community," said
Dennis McQueary, Lighthouse Point
resident and owner of a 28-foot fishing:
boat. "This community needs a boatyard
far more than it needs nine additional
townhouses."
Under the plan, a 21-unit townhome
community will be built on a vacant lot in
the middle of Tillotson's Square. An
additional nine waterfront townhomes
have also been proposed to replace the
Marine Service site.


City officials and land owners DMC
Development Inc. have already negotiated
a land swap for the empty square and the
surrounding road that will not only
facilitate the new townhome community,
but will also create more parking in the
area, solving a years-old problem.
The plan is so solid that nobody is
waving a lease renewal anywhere in the
direction of Marine Service owner Dennis
Rhodes. The company's lease at its
present site ends in November, 1999.
"People paid big bucks to come in
here and it's hard to generate the business
to keep up with them," said Rhodes
referring to developers. He has no plans
to relocate, he said.
Meanwhile, Lighthouse Point boat
owners complain they will be hard-
pressed to find another convenient
boatyard. Starboard Marine in Pompano
was recently purchased and the facility's
repair service has been shut down. And
Ocean Harbor in Pompano is closed for
good.
Owners- of sailboats, whose vessels
naturally travel at a slower pace than
powerboats, might as well pack a suitcase.
"It takes all day to get a sailboat from
Hillsboro to a place on New River,"
McQueary says.

Sailor's actions should not bejudged negatively


To the Editor:
After reading Jeff Harrell's column, "A sailor's
Disappearing Act" in the December issue of the
Waterfront News, I was totally horrified and aghast.
I personally know Jon Archi and resided at the same
marina owned by Bill and Cara Jean Nielsen, so I take
issue with the facts that were described in Mr. Harrell's
article.
Having lived aboard boats for nearly 30 years, I feel
I have a pretty good concept of folks like myself who are
constantly rebuilding and refitting boats. From what I
know of Jon Archi, he was also trying to refit his boat,
but like myself, the work does ahead of us at times.
The article states that Jon was evicted because he
wasn't keeping up his boat and not because he wasn't
paying his rent! In all my years on the waterfront, I've
never heard of such a reason for eviction.
I feel Jon was doing the best he could with his boat.
I think it's safe to assume if Jon didn't move his boat by
the imposed deadline, he had good reason forhis decision.
It appears that Mr. and Mrs. Nielsen were the only ones

Regarding Jeff Harrell's Speak Easy column in the
December issue: His account of the "disappearing sailor"
is pure fiction.
He obviously wrote his article from notes of phone
conversations. In his account of his phone contact with
me, he did not use my words, but rather his spin on my
words. His story obviously followed the order in which
he asked questions, not the order that the events happened.

to benefit by the boat going adrift, since I assume they
have rented the slip to someone else.
It certainly is very mysterious that Jon's boat slipped
away from the dock. It seems rather bizarre that all of the
lines tying the boat just "broke," as described in Mr.
Harrell's article. Jon loved his boat, like we all do, and
I really doubt if he would have let all of his lines chafe
through at the very same time. It certainly sounds like
more than coincidence occurred to allow Jon's boat to
drift out into the middle of the river.
I do not have all the details of Jon's predicament but
I do know personally that Jon was in poor health and was
certainly a kind man with no malice in his heart! Why
would someone do this cruel deed to this gentle man?

As a new live-aboard, be aware that
government authorities have far greater
latitude in boarding and searching a vessel
than they ever would a house. Unlike a
house, vessels are on the water and part


of the stream of commerce. Considering
all the activity that was going on in "Miami
Vice," it's a wonder the issue was never
brought up. Well, that's Hollywood for
