Sir,

Following my offer before I went to Bordeaux, and
considering the real desire I have to be agreeable
to you, I visited Mr. Molie in who confirmed to
me that he intends to sell his half of the house
located in Maribaroux, between the river and __,
and he promised to send me its general inventory; I
shall send it to you as soon as I receive it. I told
him, Sir, that you would pay a very small down pay-
ment considering that this property needs funds, and
that you would not make an offer before some expert
of your choice would visit it and report to you on
it. He answered that he accepted readily your proposal
regarding the down payment but that the answer to. your
second proposal did not depend on him; he does not
think however that you will have any problem with his
associate who lives in Bordeaux and wishes to take his
fortune out of France. From what I understand he does
not himself has enough funds to invest in the estate.
From what Mr. Molie told me its revenue could
be a third higher yearly than it is a present. He added
that you could enlarge the estate with the land of
Mr. de Noailles; it is what I suspected could be done,
and I shall see for myself what the possibilities are
when I arrive in St. Domingo. I plan to leave France
next October if however my course of treatment at a
spa soften my spleen that is beginning to harden.
What about your health, Sir? Is it better? Do you still
suffer from gout? I would be delighted to hear that
you are free of pain since I am very interested in what-
ever happens to you.
I am

Bagneres, August 7, 1782

P.S. As I was about to close this letter the
postman brought me one from Yr. Nolie, including
the estimation. That letter must have been delayed for
quite a while at the nost office. The estimation
seems a bit but do not worry, you will get that
estate at a much-lower cost if it suits you.
