As it turns out, town developer Kitson & Partners is permitted for at least 54 holes here. And 18 of them are now filled. Lennar Corporation, one of the countrys largest homebuilders, has announced plans for a golf and country club community on Lake Babcock just north of downtown. Babcock National at Babcock Ranch will include a private entrance to hundreds of condominiums and estate homes, a country club restaurant, pool, bar and a championship golf course by architect Gordon Lewis. While the new neighborhood is still in the initial design phase, Lennar is moving forward quickly and plans to have homes available for sale starting in the first quarter of 2019. Its still in the infant stages, the planning, but it will be similar to many of the country clubs Lennar has done in Southwest Florida, said Dave Meyers, Lennars director of operations in the region, which includes Lakewood National in Bradenton and Treviso Bay Naples. Babcock National will be similar in concept, from the style of homes to the golf and country club lifestyle of those communities. Although its too early to name the exact size of the community, Mr. Meyers said there could be 900-1,100 homes on hundreds of acres. The golf course will be semi-private, meaning that Babcock National neighborn the last day of summer, a whimsical looking, 12-passenger shuttle rolled up to the Babcock Neighborhood School. When the doors opened, five wide-awake young people stepped into the first day of a new world. The calendar date was Friday, Sept. 21, 2018. Nothing like that had ever occurred before, either at the K-7 school starting its second year at Babcock Ranch or anywhere else. This is the place people can come and get the knowledge they want including the locations of the hiking and biking paths, Mike Serfozo, retail shops manager for the community, said. This is the hub. They come see us and then go out and enjoy the community. In addition to learning everything they need to know about hiking and biking at Babcock, visitors to Curry Creek Outfitters can rent Sunfish sailboats, zero-emission pedal/ electric boats, surrey bikes, rowboats, kayaks and fishing poles. The four-wheel covered surrey bikes are the most popular rental, Mr. Serfozo said. Families just love them. Curry Creek Outfitters also operates a 22-foot sightseeing Duffy electric boat that takes visitors out on Lake Babcock for 25-minute educational tours. Starting this month, free tours are offered seven days a week. Groups of six to 12 people can book the whole boat for a sunset cruise if they pay $15 per person in advance. You see things that you cant see by land, Mr. Serfozo said about a ride on the electric boat. Its just a different point of view. Its fun. For example, you cant get to the back of Babcock Ranch by car or bike because its still under construction, but you can see it from the boat tour. Babcock is also becoming a popular fishing spot, Mr. Serfozo said. They hear about us and come out and find they can catch a 5to 8-pound bass. Any avid fisherman is likely to get hooked on that. Since Babcock Ranch is still partially under construction, published maps have recently been made available to outline where people can and cannot fish. In addition to exposing a lot of people to fishing, Mr. Serfozo said he has introduced many customers to kayaking. To go kayaking at a lot of places, its expensive, he said. But here, its $10 like pocket change. So, Im helping a lot of people get in the game of kayaking and fishing. And the prices make it all worth it. Buoys were recently put in the lake to mark distances. So, if you want to go exactly .5 miles, you just have to follow them. The complete course on the 300-acre lake is 2 miles long. Curry Creek Outfitters also puts on many family-friendly events. The next Full Moon Hike is set for Thursday, Oct. 25 Family Fishing Day is set for Saturday, Nov. 10. A8 FALL 2018 www.BabcockRanchTelegraph.com BABCOCK RANCHWhile that in itself is exciting for many, its only one of several exciting firsts at Babcock Ranch. Its the first solar-powered town in America. And its the first community in the region to open a new school one year, with no state-mandated grade, and win an A grade in the Florida Standard Assessment ratings the next year. BNS, now with 338 students, was also named the top performing elementary school of the 10 in Charlotte County, with third-graders outperforming all other county schools in the English language arts test of the Florida Standard Assessment. What makes that even more remarkable, said Principal Shannon Treece, a veteran educator who moved to the school from a charter school in Lee County, is that a number of them were identified as students at risk of not passing the state tests required to get to the fourth grade. That was at the beginning of the year, and it changed radically. Every student moved on and up because of a motivated faculty and project-based learning. The faculty, said Ms. Treece, are the rockstars of their profession. Im so proud of them and the students. They make the magic happen in these classrooms. Many of us come from places where not only the curriculum was dictated, but how you would teach it every day was marked out. Not at BNS, where project-based learning is part of the flexibility instructors have to teach the state-required curriculum in any way they choose, as long as the principal agrees. For teachers and students alike, it inspires creativity and energy. I was teaching in a Title 1 elementary, fifth grade, and I was losing my gig feeling like Im not making a difference why am I here? said Shanon Admire, a BNS sixth-grade teacher with eight years of experience. She moved to a STEM-teaching program in a Lee County school and liked it enough to hang on. But she was still not committed to teaching as a lifetime vocation. At one point I was nearly in that one-tofive-year drop-out statistic for my profession (Florida teachers last only five years on average before finding another profession, state numbers show). So coming here was absolutely the best decision of my life, Ms. Admire said. I love teaching again. I feel myself saying I could retire at this. Part of the joy and the hard work are projects that range across subjects. Each project has a driving question that students and teachers shape, and then try to answer with the project. Project-based learning is a vehicle for delivery, with hands-on, thought-provoking experiences for the students, Ms. Treece explained.Seizing the opportunityOne project last year, for example, involved students who said, I wish we could just go outside and ride bikes sometimes, its so pretty. That happened to be Ms. Admires sixthgrade math students, who sat in their classroom with the big windows looking out over Founders Square and watched people bicycling past, all day every day. I told them, We have to have content, do school stuff, math so HOW could we make bicycle riding about that? And they took off, talking fractions, converting inches and feet to miles. One boy said at first he thought 6 kilometers must be about 20 miles, Ms. Admire said. So I said, Were small enough here that people could bring bikes to school and ride around Babcock. They went to the principal, Ms. Treece, with a proposal: to work out the distance 6 kilometers, which wasnt arbitrary by looking at aerial maps of Babcock and marking not only precise distances but creating a route that kept them out of construction areas. Finally, they started riding. But the driving question that every project must have was this: How as Babcock students can we engage in healthy living? In language arts class, the students were reading the book A Long Way to Water and learned the average distance some children in struggling countries must walk to get just a drink of fresh water is 6 kilometers, or about 3.7 miles. They didnt stop there. So we partnered with an organization that puts clean water wells in the villages of challenged countries, Ms. Treece said. Our kids got sponsored to ride bikes in a 6K, and we raised money to help build those wells. But it almost didnt happen. The principal told the class theyd have to think about a variety of things before they rode, and report back to her in two weeks. When the report came in sloppy, she gave them 24 hours to answer questions or drop the whole project. They answered the questions.Back in kindergartenKindergarten teacher Rachel Crawford, meanwhile, let her students watch the Southwest Florida Eagle Cam live feed, broadcast from Cape Coral by Pritchett Real Estate, and soon the children had a real project going. We did kindergarten skills where theyre grading sentences. And we had an eagle cam journal, and wrote our observations. Maybe theyd write one sentence. We collected data, Ms. Crawford said. But, again, it didnt stop there. Next thing you know, the eagles laid eggs. That got us talking about it it was a real, genuine thing the students had, Ms. Crawford said. For fun we went outside and built a giant eagles nest. You can talk about shapes and size what did (the eagles) do first, and next and last. The kids had to work together. People use glue but what do birds do? They use mud. You might think you would never take your children to a bus stop and put them on a vehicle that had get this no driver. Just a GPS brain and a laser-sight system on each of four tires said to see like radar, 360 degrees around the vehicle, which carries a safety attendant, monitored cameras and computer systems that can anticipate every traffic possibility, stop on a dime and keep riders safe. Yes, you might opt out. But you also might want to rethink that decision. It happened quietly and in comfort and safety for the first time on the planet Earth on Friday, Sept. 21, officials say not in Asia, Europe, Central or South America or Australia. It happened at Babcock Ranch (North America). A driverless shuttle picked up and delivered five kids from a neighborhood bus stop to Babcock Neighborhood School, a Charlotte County charter school with 338 students in grades kindergarten through seven. Three of those children were the Murphys Cole, 12, a sixth grader; Brody, 9, a fourth grader; and Molly, 8, a second grader. Everybodys like Oh. My. Gosh. No way in the world Id put my kids on that bus. There are no adults. Just NO! said Kacia Murphy, describing comments she heard on social media and reactions from friends. But Mrs. Murphy and her husband, Brian, were perfectly happy to put their kids on the shuttle. The family moved into Babcock near the first day of summer (June 21), and now it was the last day of summer. Why not put them into the first day of, not autumn, but the new world? There is an adult on it, Mrs. Murphy explained hes not driving, but he can stop the vehicle manually or fix something if required. And its just a tiny little neighborhood bus. We did a practice run on the weekend, and the man showed us how fast it stops, she added. In looking for a community to raise their family, Mrs. Murphy, a kindergarten teacher at the Oasis Charter School in Lee County, and Mr. Murphy, who helps maintain a Kitson & Partners-owned golf course in Naples, wanted a quiet place where their kids would be safe, where neighbors would know and look out for each other, but with no gates and a great school, she said. So they went all in, at Babcock. The three Murphy kids were excited about riding the driverless shuttle to school. It was something like landing on the moon in 1969 for Neil Armstrong. It was a first for humanity. On the other hand, the ride was only about a quarter mile long not across space, and back on quiet streets designed to accommodate driverless vehicles, including shuttles. They got on. The ride started. Nothing happened between home and school. And they got off. It was very slow, by design. Officials will be very careful at the beginning, especially, they say. Most of the time, said Mrs. Murphy, our kids will probably walk or ride their bikes to school. But they wanted to try this. It may have been a triumph of engineering, technology and transportation to put that vehicle on the road with kids and no driver in the year 2018, anywhere. But it was also a triumph of endurance, planning, trade and economics to put it on the road at Babcock. Weve been at Babcock for 13 years, its been a long journey, said Tom Hoban, president and chief investment officer of Kitson & Partners. One of our initial pillars for Babcock was innovation across the board. That means solar power from A-to-Z, a gigabyte of high-speed internet service in every home and autonomous vehicles, too. While the Babcock Ranch project struggled through recessions and other resistance, and the years slipped by, technology improved, Mr. Hoban said. So Kitson & Partners formed a partnership with one of the worlds largest transportation companies, Transdev. Based in France, Transdev uses autonomous vehicles built by another French company, EasyMile. In a joint venture, Kitson & Partners with Transdev formed Babcock Ranch Transportation Services. Mr. Hoban sits on the board. Its our venture for Babcock and it includes everything from bikes to rental vehicles to autonomous vehicles, he explained. So why arent the French the first to use an autonomous school shuttle? They had access to the vehicles (first), but no place to put them, Mr. Hoban said. Babcock had a place. And the new world is underway. The technology should, and before long probably will, work anywhere, in any city on the globe, Mr. Hoban said. Meanwhile, To keep it safe, were being very cautious keeping the vehicle moving at slower speeds and keeping a technician on the vehicle who can stop it if necessary. Transdevs company literature describes the new system this way: The EasyMile Easy10 Gen II is fully electric and reacts 30 times faster than a human driver. Currently, the shuttle travels at a top speed of 8 mph, with the potential to reach speeds of 30 mph once the necessary infrastructure is complete. Welcome to the new world. Laura Keller, Babcock Ranch senior vice president of marketing and sales, said planning on the project began in March, only two months after she started working at Americas first solar-powered town. No detail has been overlooked in renovations and improvements that involve everything from the Discovery Centers ambience to its acoustics. Carpeting will be added to soften the noise. The big round table that once occupied the middle of the entry has been removed. The goal of the re-design is about the message. You can come through here and get a really good sense of what were all about, Ms. Keller said, standing at the middle of the center on the final Friday afternoon of summer, right next to the big round table that would soon be removed. There will be a rug here to soften the sound, she said. There will be a rug in the theater room, she added, referring to a room adjacent to the main room where visitors view a video about the history and future of Babcock Ranch on a 65-inch screen. New chairs facing a different direction are also part of the changes in the theater. The main room of Woodlea Hall will have three oversized, inviting ottomans one really big one that has USB ports, Ms. Keller said. The details and careful planning are apparent in a 31-page design PDF chock full of colorful images and bright copy. That PDF will be transformed into colorful panels and displays in the Discovery Center. All the things that are our core initiatives, Ms. Keller said. A review of the document shows what Ms. Keller means. Right on Page 1 it declares: All towns are not created equal. That message is reinforced throughout the document and will be apparent in the newand-improved Discovery Center, where walls will be festooned with hanging items such as school backpacks and jogging shoes. The message is clear with each: Babcock Ranch is about families and an active lifestyle. Page 11 of the document addresses the transformation of Babcock Ranch from the vision of Syd Kitson, the chairman and CEO of Kitson & Partners, to what has become of the property he purchased. A panel in the center will proclaim: The vision has become reality. Among the many points of interest visitors will learn is about where electricity at Babcock Ranch comes from: Powered by a photovoltaic solar energy field with 343,000 panels. There wont be nearly that many panels, of course, in the Discovery Center. And they will be information panels, not panels designed to generate power. The re-designed center will also have an area dedicated to the communitys neighborhoods and builders. Its all part of a larger campaign. Ms. Keller said signage along State Road 31 and within the community is changing. The effort has been led by Tampa-based brand architects Walker Brands. The signs leading into town will have one primary goal for visitors. Everything will be directed to Woodlea Hall, Ms. Keller said. Good, high-traffic areas, Ms. Keller said. As Babcock Ranch grows, so must the way it presents and advertises itself. New Discovery Center, new signage, new ad campaign, Ms. Keller said. The ad campaign includes Babcock residents such as Joshua and Andrea Fortin, who have a Lennar home in the Trails Edge neighborhood. The Fortins spoke eloquently to the Telegraph about their love of Babcock Ranch and were profiled in the summer issue. Its important for us to be part of a city like this, Mrs. Fortin said. Those are sweet words that every man, woman and child loves hearing when seeking medical help. Right after Thanksgiving and before Christmas, Babcock Ranch residents and nearby residents will begin hearing those words next to Founders Square. On Dec. 5, Lee Physician Group Family Medicine at Babcock Ranch will begin rotating primary care physicians into the Babcock Ranch Healthy Life Center. Lee Health physicians will be on site from 8 a.m. to 5 p.m. Mondays, Wednesdays and Thursdays offering primary medical care. We will offer all the health services we offer at the (Fort Myers) Lee Health campus, said Tammy Powell, system director for the Lee Physician Group Practice Operations. The medical practice will occupy 4,015 square feet in the 26,400-square foot, twostory Healthy Life Center on the east side of Founders Square. They are things like psychologists, social support, dietitians, pharmacists, chronic care specialists. You always have faculty physicians supervising, so youre always seen by two physicians. Dr. Dalrymple added that the family medicine residency participants are already highly trained.So theyve completed four years of undergraduation, pre-medical education and four years of medical education, Dr. Dalrymple said.The medical care that will be provided is geared toward one facet of medicine. Its a primary care office, Dr. Dalrymple said. Not an urgent care or emergency department. So the new general manager of Table & Tap at Babcock Ranch knows her team believes in the farm-to-table philosophy and can handle a competition smoker with as much aplomb as a vegan or vegetarian dish, all of which are going to be regular features of the fall menu. We are on an upswing, she said with confidence. We havent come anywhere close to hitting our stride yet. Were building the team, building the menu, changing the menu. Falls coming. Growing season is here. Table & Tap opened at Babcock Ranch in March 2017, before the first resident had moved in. It turned out that wasnt a problem. Its a mere 4 miles north of Bayshore Road in North Fort Myers, an easy drive and one that rewards those who make it with plenty of parking, a satisfying meal, adult beverages and even live music on occasion. Its become a favorite among food devotees from both Lee and Charlotte counties. Were a thing, Ms. Chiasson said, referring to the restaurants popularity. Once we get people to come out one time, weve got them. So now that people have discovered the restaurant, she believes it needs to step up its game even more to make sure it continues to meet the same high standards as the rest of the all-solar, sustainable community in which it is situated. Were working constantly on the things that our guests like great burgers and pulled pork sandwiches but also on things they have an expectation for such as cleaner, plant-based foods, she said. There will be more vegan and vegetarian type items on the menu. It is a natural progression of whats going to be happening, Ms. Chiasson said. Were going to be more responsible, doing less pork, more heart-healthy items and the things that go along with that. That doesnt mean the whole menu will be overhauled. They intend to keep the most popular items on the current menu things like the burgers and the Babcock Board that offers samplings of several items and is ideal for a table wanting to share some small bites. Instead, the new items will enhance whats already working. We couldnt have a better farm partner than Ken, Ms. Chiasson said. And theres the new competition smoker that will allow the kitchen staff to smoke even more meats and vegetables than the old smoker did. It really has their creative juices flowing, she said. Originally from central Massachusetts, where she began as a server, Ms. Chiasson has worked in the restaurant industry at large hotels and in the golf industry for a while or as she calls it, hospitality with golf carts. Born and raised in French-speaking Canada, hes traveled the world and lived in Europe and Costa Rica for extended periods. So when his Naples-based company, Solara Homes by Banroc (from sol, the Latin word for sun), begins construction this fall on townhomes and single-family homes at Babcock Ranch, the old world will marry the new in every structure. Mr. Bandinel is employing Bonita Springsbased GATES Inc. for construction of his companys homes at Babcock. Its a perfect match for us to use them as the general contractor, Mr. Bandinel said. The first 25 or so townhomes will sit near Founders Square overlooking the lake. The single-family homes will rise a bit farther out from the town center but also in Babcocks original neighborhood, Lake Timber and also overlooking the lake, for those who wish. Prices range from $395,000-$475,000 for townhomes and $395,000-$650,000 for single-family homes. The single-family homes come in four L-shaped models with living areas from 1,800-3,000 square feet. Theyre all slightly different but they have one thing in common: a private interior courtyard, Mr. Bandinel says. These homes are called alley products, because you access the garage from the alley in the rear. As with other homes in Babcock, a spacious front porch greets visitors in the front. But back between the garage and the house theres a 40-by-30 foot courtyard, walled in with total privacy, Mr. Bandinel explains. The master bedroom, kitchen, dining room all look out on the courtyard. Its set up to have a pool, spa, fireplace, a garden thats whats unique. In addition, each home can have a guest cottage in back with its own kitchen and bedroom/bathroom in about 350 square feet. Each guest cottage also has its own generator, gas supply and air-conditioning, so if a storm hits and youre out of power for 10 days or a couple of weeks, you can be very comfortable. We think with things getting warmer from climate change, and storms more frequent and heavier, this is a good thing to have. There are other good things as well. Although Babcock Ranch is the first solarpowered town in the U.S. with hundreds of acres of nearby solar panels, homeowners are still power-company customers. So were giving buyers the option, and encouraging them to have solar in their homes to be independent, Mr. Bandinel said. Ms. Staerker placed two maps on a large table that showed particulars of 4.5-acre Jack Peeples Park and the location of Telegraph Park, a hiking and nature trail. Both are expected to open by the end of the year. We dont have a firm date, she said. Maps such as a schematic design of Jack Peeples Park provide a great deal of information. Ms. Staerker, though, knows its one thing to look at maps and another to venture outdoors, away from conference tables and eyeball what maps show. So thats what we did. We drove a short distance from The Hatchery in Founders Square to Jack Peeples Park. This is it, she told a visitor as they approached the park. Indeed it was. Workers were placing the finishing touches on the park, which is an NFL punt away from Babcock Neighborhood School. A grassy multi-purpose field is to the left of sports courts as one looks from the parking lot. The field could be used for nearly anything, from touch football to soccer to yoga to daydreaming. Fitting Babcock Ranchs general theme of active lifestyles, Jack Peeples Park will have a bit of everything: a full-length basketball court, six tennis courts, four pickleball courts and two bocce courts. Plus picnic tables. And bicycle racks for those who come and go under pedal power. Final touches such as basketball hoops and tennis nets had yet to be installed, but the courts were in place and appeared nearly ready for jump shots on one court and lobs on the others. We left the park and drove a short distance to a dead end, got out of the car and walked through mud and dirt and grass to the site of Telegraph Park. To date, the linear park consists of brambles and weeds and trees running alongside a canal. Dont look for it to be paved. The land planner walked up a berm that parallels the canal. The trail is atop the berm, a few feet above the water. Babcock Ranch would not be a reality if not for Mr. Cuda and Mr. Peeples. Their names are now permanently attached to Babcock Ranch, with a trail named in honor of Mr. Cuda and a park for Mr. Peeples.still a bit soggy from a late summer rain. In many ways, the trail epitomizes what Babcock Ranch is about, incorporating nature and the towns agricultural heritage with a 21st century respect and even love for nature. The trail was already really there, Ms. Staerker said. We just have to do minor maintenance of whats already there. We will install boardwalks over things like old cattle crossings, but its really intended to have a rustic, adventurous feel. It will be a trail for Babcock residents and visitors to experience Florida nature, to listen to caws of birds, revel in the shade of trees and soak up sunshine. That, of course, is a big part of Babcock Ranchs appeal. We want to keep everything as natural as possible, Ms. Staerker said. The west side is really going to be more like a hiking trail, Ms. Staerker said. The other side uses the old ag roads. By ag she meant agriculture roads reaching back to Babcock Ranchs rich history of farming and ranching. Eventually, Babcock Ranch will have 50 miles of hiking and biking trails. Telegraph Park probably wont be suitable for street bicycles. Hybrid bicycles, yes. Definitely a fat tire bike, Ms. Staerker said. There are many other places within Babcock Ranch suitable for riding street bikes with thin tires. On any given day, residents and visitors alike no doubt see bicyclists pedaling along on the communitys wide and safe streets. Babcock Ranch is not a gated community. Anybody can drive in and shop or dine, bicycle around the community and, soon, enjoy Jack Peeples Park and Telegraph Park. We have a lot of non-residents come and cycle, check out the place. I think thats really important because we are a town, not a gated community. A34 FALL 2018 BABCOCK RANCH Sustainable Babcock BY LAURA TICHY-SMITHBabcock Ranch Telegraph CorrespondentThe way that Babcock Ranch is bringing together many different sustainability strategies received a showcase in November in the form of an educational broadcast streamed to 150 classrooms in 63 countries. Dr. Jennifer Languell, a consultant from Trifecta Construction Solutions and a star of the Discovery Channels Discovery Project Earth series, spoke to the school children from atop The Hatchery in Founders Square. Dr. Languell said she told the fifth and sixth graders sustainability requires not only the environment but community and economics as well. Most people, when they hear green or sustainable, think environment, she said, but it has to be financially viable in order to be sustainable. If you dont have the balance with societal impact and economics, you dont have sustainable. Babcock really does focus on that societal component because its very geared towards community. You get this feeling when youre there that its different. Of the original 91,000-acre ranch, Kitson & Partners sold 73,000 acres to the state and Lee County for a preserve and is only developing half of the remaining 18,000 acres. The developers held public charrettes, asking environmental agencies and the public for help with identifying the most environmentally sensitive features of the land. The areas selected for development primarily comprise land that had already been disturbed for agriculture or mining. Our footprint is a little less than 10 percent of the original ranch, and that really does speak volumes when you look at it that way, said John Broderick, senior vice president of development with Kitson & Partners. Its not common to find a developer who is willing to put 50 percent of its land into conservation easements. Mr. Broderick explained that the developers are combining innovative strategies for storm water management, solar power generation, energy-efficient buildings, relocation of trees, and transportation that encourages walking, biking and riding public autonomous shuttles in order to create a town that sustains the integrity of the environment. Its not that Babcock is going crazy and doing all of this stuff, Dr. Languell said. Its just that theyre doing so many components where other people have done just one piece, and Babcock is doing it in a very methodical way so that they make informed decisions moving forward. If we are not successful, that would tell people that sustainability is not successful, and thats not what we want to have happen. We want this to work.
