SECTION 1A PAGE 1
SCOPE OF WORK

1A-1 GENERAL SCOPE OF WORK

A. PROJECT SITE:

Ximenez-Fatio House, 20 Aviles Street, St. Augustine, Florida.

B. WORK INCLUDED:

(1) Exterior Work:

Remove existing roofing and install a new Class "B", 16-inch machine-sawn
wood shingle roof. Provide 18" shingles if available.

Replace damaged or rotted wood roof sheathing.

Restore dormers to match ca. 1868 photograph showing horizontal wood siding.

Fabricate and install new wood shutters to match ca. 1868 photograph.

Restore the second floor north and west balconies to documented 1830-40 con-
figuration.

Restore damaged dormer window sash.

Remove all screen doors and window screens.

Install a new louvered door at the exterior of Door No. 4C in accordance
with ca. 1868 photograph.

Remove Door No. 2 and replace with a window in accordance with documentary
evidence (see 1907 photograph).

Replace temporary wood column outside Door No. 3C with column identified
to existing second floor porch columns.

Repair existing fence along Aviles Street.

Restore deteriorated exterior doors and windows (no. to be determined by
the Architect at the site).

Restore deteriorated window sills at south windows, preserving existing
material where possible.

(2) Interior Work:

Remove existing fire and security systems and install new fire and security
systems (Sonitrol or approved equal).

Replaster ceiling in Room No. 5.

(2) Interior Work (Continued):

Remove, refinish, rebuild and reinstall all door hardware.

Rebuild toilet enclosure in Room No. 1.

Reconstruct original partition in Room No. 13.

C. WORK TO BE ACCOMPLISHED UNDER SEPARATE PERMIT:

It is intended that painting will be incorporated in a second Building
Permit Application to be made when a paint analysis of chips from the
existing structure has been completed.

D. DOCUMENTATION:

All work to be accomplished will be documented by the Architect in a manner
acceptable to the Historic St. Augustine Preservation Board and the City of
St. Augustine.

Documentary and field research for work in this contract has been completed
and is available upon request.

Certain exhibits and drawings are included herein for information.

SECTION 6A PAGE 1
CARPENTRY-AT-SITE

6A-1 GENERAL

A. WORK IN OTHER SECTIONS OF THESE SPECIFICATIONS:

Wood preservative treatments.
Wood roof shingles.

B. WORK INCLUDED:

All rough carpentry required to patch and/or replace deteriorated existing
roof rafters, balcony floor joists, balcony flooring, dormers, dormer sash,
and other related carpentry items.

C. BUILDING CODE:

Standard Building Code.

D. EVIDENCE OF GRADE:

Each piece of lumber and plywood stamped with grade mark and trademark of
the Association having jurisdiction, or each shipment accompanied by offi-
cial certificate of inspection.

E. MAXIMUM MOISTURE CONTENT, WHEN DELIVERED TO PROJECT:

Wood flooring and trim, 12 percent.
Other materials, 19 percent.
Furnish moisture content certificates if and when requested.

F. ROUGH HARDWARE:

Provide all necessary for installation of work specified herein, sizes and
quantities required by Building Code or hereinafter specified.

Hardware exposed to moisture hot-dip galvanized steel or approved type non-
ferrous metal.

G. NAILS:

(1) All nails exposed to view shall be cut nails, size as required,
as retailed by Southside Hardware Co., Jacksonville, Florida.

(2) Nails not exposed to view may be common wire nails, size as required.

H. ATTACHMENTS:

Where wood engages masonry or concrete, provide approved type metal plugs
or inserts, spaced as required for a rigid and permanent installation.

I. STORAGE & PROTECTION:


Protect lumber from the weather.

CARPENTRY-AT-SITE

6A-2 ROUGH CARPENTRY, GENERAL

A. LUMBER:

S.Y.P., "C&BTR", or approved, surfaced four sides by hand or machine to
match existing.

B. WORKMANSHIP:

Carefully lay out, cut, fit and install rough and finish carpentry items.

Use sufficient nails, spikes, screws and bolts to insure rigidity and per-
manence; all visible fasteners shall match original.

Drive nails perpendicular to grain of wood in lieu of toenailing, where
feasible.

Install work to true lines, plumb and level, unless indicated otherwise.

Unless specifically noted otherwise, new material replacing old material
(lumber, fastening devices, etc.) shall match old material in all respects.

6A-3 BALCONY FLOOR CONSTRUCTION

A. INSTALLATION:

Combination simple and 2-span continuous method, as indicated by installa-
tion of early material.

Each plank to be at least two spans in length, end joints on supports,
well scattered.

Replace deteriorated floor joists to match existing in all respects.

B. NAILING:

Face nail each floor plank to each support with nails long enough to pene-
trate at least 1 inches into support. Drill holes in planks as required
to prevent splitting.

6A-4 DORMER SASH, SHUTTERS, SIDING, AND OTHER FINISH ITEMS

Where existing items are to be replaced, new items shall match those
replaced in all respects.
Reuse serviceable components of old materials and items wherever possible.
Shutters shall be reconstructed in accordance with detailed drawings.

WOOD PRESERVATIVE TREATMENTS


6B-1 GENERAL

A. TREATING PLANT:

Lumber treating company authorized by preservative material manufacturer
and approved by Architect.

B. EVIDENCE OF TREATMENT:

Preservative: Preservative treatment manufacturer's certificate of com-
pliance must accompany each shipment.

6B-2 PRESERVATIVE PRESSURE TREATMENT

A. MATERIAL & METHOD:

Uniform Building Code Standard, or approved, clear penta chlorophenol, 5%
in light petroleum vehicle.

Apply two (2) liberal brush coats of same solution to surfaces cut in fitting
at job site.

B. MATERIAL TO BE TREATED:

All wood materials to be installed that will remain as part of the perma-
nent construction.

SHINGLE ROOFING

7A-1 GENERAL

A. WORK IN OTHER SECTIONS:

Flashing of ducts and pipes through roof.
Architectural sheetmetal.

B. EXTENT OF WORK:

Complete installation of a Class "B" label cedar shingle roof using materials
below.

C. SUBMITTALS:

Submit manufacturers' literature describing all procedures to be used in
applying the Class "B" System.

D. ROOFING SUBCONTRACTOR:

Approved by manufacturer of roofing materials and the Architect.

E. PACKAGES & LABELS:

Deliver materials in sealed packages, original manufacturers' labels
thereon.

Do not remove labels or open packages until Architect inspects and approves.

7A-2 MATERIALS AND WORKMANSHIP

A. REQUIREMENTS:

Conform to Standard Specification of "Red Cedar Shingle and Hand Split Shake
Bureau", Seattle, Washington, and U. L. requirements.

B. PLYWOOD SHEATHING:

5/8" exterior plywood as required to meet "B" Label. Nail plywood to
existing stripping or sheathing as the case may be.

C. UNDERLAYMENTS:

(1) Steel Foil: 0.002 in. thick x 27 in. wide "Koppers" polyethelene
coated steel foil.

(2) Roofing Felt: U. L. Labeled Type 15 (15 lb.) plain asphalt asbestos
felt.

7A-2 MATERIALS AND WORKMANSHIP (Continued):

C. UNDERLAYMENTS (Continued):

(3) Application:
Apply steel foil underlayment over plywood sheathing; attach and position
joints as recommended by manufacturer; foil to cover entire roof.

Apply Labeled 15-lb. felt over steel foil and nail with tin tags; felt to
cover entire roof surface.

Use only enough nails to hold underlayment until shingles are in place.

D. SHINGLES:

(1) Size and type: No. 1, Koppers, red cedar, 16", sawn.

(2) Application: Lay in horizontal courses, straight butt lines,
7" to weather.

E. NAILS:

Hot dipped galvanized, size and type as recommended by manufacturer.

F. SPECIAL NOTE:

Above balconies, install shingles over stripping to match original so as
to be seen from below.

Install plywood sheathing and Class B roof above these shingles.

SECTION 7B PAGE 1
ARCHITECTURAL SHEET METAL

7B-1 GENERAL

A. WORK IN OTHER SECTIONS OF THESE SPECIFICATIONS:

Carpentry-at-Site.
Shingle Roofing.

B. QUALITY ASSURANCE:

Applicator shall be acceptable to manufacturer of accepted roofing and
waterproofing systems, and applicator shall have applied an accepted sheet
metal and flashing system on two or more projects which have been completed
for five years.

C. SUBMITTALS:

(1) Certificates:

Submit evidence of applicator's experience.
Submit prior to fabrication, delivery or installation:

(a) That materials and components furnished conform to specifi-
cations.
(b) That materials furnished are compatible with roofing and
waterproofing.

D. SHOP PAINTING:

After fabrication but before installation, clean galvanized metal, treat for
paint adhesion, and apply one heavy coat.zinc chromate paint to all surfaces.

Touch up damaged areas in shop coat which will be concealed after installa-
tion with same material.

E. FLASHING GUARANTEE:

Five-year guarantee: That all work of this section shall be free from leaks
and other defects for a period of five (5) years from date of final completion.

Contractor will repair or replace all work found to be defective within the
five-year period without additional cost to the Owner.

F. PRODUCT HANDLING, STORAGE & DELIVERY:

Deliver in manufacturer's original unopened containers in sufficient quanti-
ties to allow for continuity of work. Provide continuous protection of
materials.

ARCHITECTURAL SHEET METAL

7B-2 MATERIALS

A. GENERAL:

Best commercial quality, thickness not less than specified below. Use
heavier gauges where called for in item specification or noted on drawings.

B. GALVANIZED STEEL:

24 and 26-gauge copper-bearing base metal, commercial weight zinc coating.
Fastners: Hot-dipped galvanized for steel.

C. NAILS:

Barbed type, annular thread or screw type.

D. SOLDER:

FS QQ-S-571 Composition Sn50.

7B-3 WORKMANSHIP

A. GENERAL:

Workmanship equal to best standards of modern sheet metal practice.

Form materials accurately to shapes and dimensions indicated, with lines and
angles in true alignment, without waves or buckles.

Make proper allowance for expansion and contraction, and for shrinkage of
wood blocking and nailers.

Cope or flange intersections to fit accurately and solder.


Make exterior work permanently weathertight.

Install sheet metal and flashing in dry weather only.

B. PREPARATION:

Put surfaces to be covered with sheet metal in proper condition for covering.
Contractor responsible for defective work from any cause, including improperly
prepared surfaces.
