N, SAddress gaps at 1st floor doors with weather stripping or astragals.Government House Carpentry NarrativeSE courtyard columns and handrail repairs, 2nd floor balcony. When we removed the trim around the bottom of the columns, we found a considerable amount of unsound wood at the bottom of the columns. On all but the corner column, we cut away approx. 3 1/2" from the bottom of the columns. We laminated a scab made from 4x4 PT and attached this scab to the bottom of the column with epoxy and 1/4"x6" SS lag screws. We removed the column base and replaced it with a 15"x15"x3 1/2" PT column base made Carpentry from laminating 2 4x8 PT together. This new base was epoxied and lag screwed to the concrete floor. The scabbed column was then lowered onto the new base and lag screwed to the base New 2 piece column base trim, manufactured from PT material to match the existing trim, was applied. All new bottom rails were manufactured from PT material to match the existing handrail. The new handrail was installed 1 1/2" up from the concrete floor. 3 sections of the top rail were to deteriorated to re use. 3 pieces were custom manufactured from laminated cypress to match existing. The new and old top rails were mortised into the columns. All new fillet, in cypress, was also installed. 27 of the balusters were also too deteriorated to reuse. These were custom made from laminated cypress and turned on a laser guided lathe to match the profile of the existing balusters. 1 return beam running from the outer beam to the wall showed signs of termite damage. The beam was treated by an exterminator and we filled in the damage with Abatron epoxy filler. This was then sanded smooth.

Rear Courtyard Gates The corner column (closest to St. Georges St.) was much more deteriorated than the others. Rot extended up 12" from the bottom and deteriorated than the others. Rot extended up 12" from the bottom and there was rot at the top also. It was decided that this column should be replaced. After jacking the beams on both sides, we removed the existing column. Then we removed the top trim and cap from the column for reuse. A new 8x8 S4S PT column was brought up and faced with 5/4x10 (net 1"x7 1/2") Clear, Pine, PT, KDAT trim. This trim was attached with SS trim head screws. The old top trim and cap was installed and the column was lifted into place. The new column was attached top and bottom with 1/4"x6" SS lag screws. The new, 2 piece bottom trim was then attached and the handrails were mortised in. Despite the original scope that called for repair of the 2 loading dock gates behind the Govt. House, the level of deterioration required that we totally rebuild the gates. Due to deterioration of the jambs, all jambs and heads were replaced with 4x8 PT. When we had the existing gates down, we removed the facing and found deterioration in the frames. We reframed the gates with 2x6, clear pine, RS, PT KDAT with mortised corners and attached with 1/4"x6" SS lag screws. Corners and joints were also attached with waterproof glue. The smaller gate was faced with 1x8 cypress to match existing. Facing was attached with decorative wrought head cut nails. The larger gate was faced with 1x6, clear, PT, KDAT material run to a custom channel pattern with a 1/4" reveal to match existing. Both gates were backed with 1/2" BC plywood attached with nails and glue. Gates were then rehung using existing hardware.

2nd floor rear courtyard windows. Some 1st floor windows at the back courtyard had sills that were deteriorated. These were filled with Abatron epoxy and sanded smooth. Upon removing the plywood covering these 6 windows, we discovered that the 2 end windows were intact and the middle 4 were missing. We removed 1 set of windows and had 4 sets manufactured to match the existing windows 1 set of windows and had 4 sets manufactured to match the existing windows exactly. The stiles and rails of the new windows were manufactured from cypress and connected with mortises, waterproof glue and SS screws. The windows are 4 lite, true divided lite windows. We installed the windows The windows are 4 lite, true divided lite windows. We installed the windows into the existing jambs and attached the hardware. Gates at SE Courtyard. The 3 small pedestrian gates at the SE Courtyard were deteriorated. These gates were removed and rebuilt using cypress attached with decorative wrought head cut nails and rose head clinch nails. The tops of the gates were capped with a beveled piece of cypress to help shed water. Gates were reinstalled with existing hardware. 1 beam on the East facing balcony exhibited signs of rot/termite damage. We filled the deteriorated areas with Abatron epoxy and sanded smooth.

Gaps are evident where the double doors come together. Custom cypress astragal pieces were added with mortises around the existing hardware to close gaps. InteriorRemove and replacement of the tile floors at the 1st floor mens and womens restrooms. InteriorRestore 1st floor men's and women's restroom wall tile and grout using the SaniGLAZE restoration process. InteriorReplace missing green marble base at the 1st floor lobby.
