WALL MATERIAL
DESCRIPTION
Brick American Bond pattern with deep faked joints.
Details Stone window sills, lintels, and ornamentation.
Belt course and Trim Stone construction with mortared joints.
CONDITION
Brick is in fair condition with some spalling at the edges and ends. Deep raked joints have caused some water collection and moss or lichen growth. Brick has several holes in places where elements were removed and never patched up. Mortar is turning soft and crumpling also causing salt stains on brick. There is some minor cracking at the joints in several places and heavy algae growth near drain spouts. Stone work is becoming discolored on entry trim and window sills. Vines cover almost half of the facade. Base of building shows some signs of minor deterioration due to moisture.
COMMENT
The brick fabric should be cleaned to remove salt stains and mosses. For the continuous life of the brick and mortar joints, the vines should be removed also. All joints should be cleaned,


ROOF MATERIAL
DESCRIPTION
Flat Roof Built up roofing with gravel and asphalt.
Sloped Roof Asbestos Shingles on roofing paper and decking.
CONDITION
Built up roof is leaking. Tar is old and brittle, and gravel ballast is almost totally displaced.
Asbestos shingles are in good condition other than a little mold and a few spots where shingles are missing; may be leaks, thorough investigation is required.
COMMENT
The built up roof should be replaced with a new surface including tar, paper and gravel. The roof structure should be checked for soundness. Shingle roof may need to be cleaned for aesthetic reasons. Replace broken of chipped shingles. Check for leaks. Replace shingles as required.


DRAINS
DESCRIPTION
Painted sheet metal with cast iron boots. Some connections are of copper.
CONDITION
Gutters seem to be in fair condition. They are filled with gravel adding unneeded weight. Fabric is in good repair. The down spouts are clear and the fabric is sound also. Mold forming on the West side of facade around the spout may signify a leak or drainage problem.
COMMENT
Clean gravel from spouts and drains. Caulk leaky spouts. Sand and repaint if desired.


WINDOWS
DESCRIPTION
Wood, double hung, type with wood trim. Sills and Lintels are stone. Top windows are casement type.
CONDITION
Trim and mull ions wood are severly weathered. Paint is flaking badly and there are signs of decay in places. Many glass panes are missing or broken; some due to air conditioners. In general the condition is poor.
COMMENT
Replace or properly repair all rotted or decayed portions of the trim. Replace the broken window panes and reconstruct the
missing sections. It may be beneficial to completely replace some of the windows.


DOORS
DESCRIPTION
Solid wood panel with windows and trim. CONDITION
Doors seem to be of good repair. Wood is sound and there is
no broken glass. The doors open and close easily, may not be
very adequate for security reasons. Paint is discolored and cracking.
COMMENT
Scrape, sand and stain where necessary. Hardware should be replaced.


DETAILS
DESCRIPTION
All details are stone; Belt course, coping and trim. CONDITION
Stone fabric is in good condition though in places it is heavily covered with vines. Some discoloration due to moisture has taken place. Mortar joints are sound.
COMMENT
Clean stone of mosses Repoint joints.
and vines with bleach and wire brush.


STAIRS/STEPS
DESCRIPTION
Poured concrete steps meeting concrete porch. CONDITION
Concrete is in good condition. Shows some signs of settlement cracking. Uneven joint with sidewalk. Has been patched in a few places previously.
COMMENT
Clean and grout faulty patches.

MISCELLANEOUS
DESCRIPTION
Surrounding area is planted with one deciduous tree approximately
50 feet from structure.
Various bushes along building base.
Vines growing on structure.
Grass on front lawn.
CONDITION
Plants are in good condition especially the vine growing on the building. Bushes need to be trimmed and cleared of trash.
COMMENT
Trim plants, collect trash and mow lawn, fertilizer and water may be in order.

DESCRIPTION
Brick American Bond pattern with deep raked joints. Stone window sills, lintels and details. Stone belt course, coping, and entry trim.
CONDITION
Brick is in fair condition, deeply raked joints have caused brick
edges to round off. The brick work is worn and is spalling off
in several places. Some holes in the mortar joints. Stone trim
is seriously cracked over main entry. Brick and stone work are
both dirty with patina. Brick is discolored under sill due to moisture, and stone sills are also stained. Vines growing on brick surface and in mortar joints.
COMMENT
Carefully clean brick with a non-abraisive cleaner. Remove all vines, and repoint all joints.

Generally in disrepair. Tar in built-up roof is dry and brittle and several patches of built-up roof lack gravel. Several shingles are loose and out of place on the sloped roof, and several leaks are occuring in the joints of the roof.
COMMENT
Check condition of roof structure and repair as necessary. Check for and repair all leaks in shingle roof, replace shingles where necessary. Replace built-up roof and gravel.


DRAINS
DESCRIPTION
Painted sheet metal with cast iron boots. CONDITION
Gutters are full of gravel. Both downspouts are in working condition, but in a general state of disrepair. North downspout is beginning to pull away from the wall. Boots may be full of gravel.
COMMENT
Clean out gutters and boots. Re-attached downspouts to brick or replace downspouts where necessary. Sand and repaint existing to remain.


WINDOWS
DESCRIPTION
Wood double hung.
Stone sills and lintels.
CONDITION
Poor badly weathered and worn. Paint cracking and peeling and caulking cracking off. Various panes are broken.
COMMENT
Repair or replace damaged wood. Replace broken panes, recaulk, and repaint.


DETAILS
DESCRIPTION
Stone belt course, coping, window and entry trim. CONDITION
Several large cracks in stonework. Mortar is decaying and falling out. Some mold and moss under sills and other edges caused by moisture.
COMMENT
Repair or replace cracked stone. Clean Check for water damage along coping and
and repoint other, behind parapet.


MISCELLANEOUS
DESCRIPTION
Planting consists of palms, cedar trees, and live oaks. Large shrubs and bushes and full ground cover around walls. Vines growing up on walls.
CONDITION
Plants are growing well and are well maintained. Ground cover around sidewalk is thin and dry.
COMMENT
Remove all vines from elevation. Re-seed ground cover around sidewalk and sprinkle.


DOORS
DESCRIPTION
Solid wood panel with windows. CONDITION
Main entry doors are chaines and permanently closed. They remain in good repair. But are obviously not original doors.

WALL
DESCRIPTION
Brick American Bond pattern with deep raked joints.
Details Stone window sills, lintels and ornamentation.
Belt course and Trim Stone construction with mortared joints.
CONDITION
Brick is in good condition. Slight spalling in some places. Very little moss or algae growth and few vines. There are no signs of water damage due to collecting. Mortar joints are sound but old. Base of structure shows signs of deteriorating. There is some spalling of brick and weak mortar joints which are crumbling. There are holes which have been drilled into the brick in some places and not filled. Generally in good condition.
COMMENT
The brick should be cleaned and the mortar joints repointed.
Algae and mosses and vines should be removed. Settlement
cracks and holes should be filled with matching grout.


ROOF
DESCRIPTION
Flat roof built up roofing with gravel and asphalt.
Sloped roof asbestos shingles on roofing paper and decking.
CONDITION
Built up roof has old brittle tar and insufficent gravel. Asbestos shingles are in good condition with no mold or broken pieces.
COMMENT
Built up roof should be replaced with new materials. Asbestos shingles should be cleaned.


DRAINS
DESCRIPTION
Painted sheet metal with Cast iron boots. Some connections are of copper.
CONDITION
Drains are in poor repair. They are full of gravel and have begun to pull away from the wall at the ends. There are spots of mold growing on the fronts. The downspouts are in good condition. There are no signs of leaks or deterioration. The spount on the West side is not fastened to the wall due to a faulty anchor. The fabric in both the spouts and drains seems to be in good condition.
COMMENT
Drains should be cleaned of gravel and repainted. Both drains and down spouts need to be reanchored to the wall. Check for clogs in the line.


WINDOWS
DESCRIPTION
Wood, double hung type with wood trim.
3rd floor windows in center are casement type.
Sills and lintels are stone.
CONDITION
Trim and millions wood are severely weathered. The paint has chipped off leaving the wood exposed. There are signs of rot and decay in some places. None of the paint is salvagable. Several sections of window panes are missing where room air conditioners had been in place. In general the condition is poor.
COMMENT
Replace or properly repair all rotted or decayed portions of the trim and windows. Replace all broken or missing panes. Reconstruct or replace missing sections.


DOORS
DESCRIPTION
Solid wood panel with windows and trim. CONDITION
The doors are in good repair. They are boarded up at the time so they may or may not operate properly but the exterior fabric is good.

STAIRS/STEPS DESCRIPTION
Poured concrete steps meeting concrete porch. Steps run in a E-W direction. 2" pipe railing on side.
CONDITION
The concrete is sound and shows no major signs of cracking. The pipe handrail is solid and is not rusting.
COMMENT
Clean the discolored spots and paint handrail.


MISCELLANEOUS DESCRIPTION
Surroundi rig area is planted with two deciduous trees, 20 and 50' respectivly from building. Two small palms are near West corner. Several bushes at entrance. Grass lawn.
CONDITION
Plants are growing well and are in good condition. Trimming is not necessary. There is trash around the area
COMMENTS
Remove trash and maintain lawn and bushes.

Brick is in fair condition, deeply raked joints have caused brick edges to round off. Brick work is worn and spalling off in several places. Some holes in the mortar joints. Brick and stone work both dirty with patina. Brick is discolored under sills due to moisture, and stone sills are also stained. Vines growing on brick surface and in mortar joints. Mold and moss growing around wet areas under sills and along downspount. Brick close to grade is dirty with mud due to water splash.
COMMENT
Carefully clean brick with a non-abrasive cleaner. Remove all mold and mosses. Remove all vines, and repoint all joints. -
