SCOPE OF PROJECT

The purpose of the complex is to provide temporary office
space for traveling executives and for one or two of their staff
members if desired. Executives may rent offices in this building
in much the same way that travelers rent rooms in a hotel.
Executives shall have a variety of service personnel and special
office conveniences at their discretion. A clerical and
secretarial staff, in the form of a secretarial pool, will be
available to all tenants of the building during normal working
hours. Tenants shall have use of conference rooms and other
standard office facilities. The complex is to be attractive, and
business-like image. The complex will also provide such
amenities as a recreation center, complete with exercise
equipment, saunas, and whirlpools, a restaurant with banquet
rooms, lounge and bar, and sandwich shop.

QUALITATIVE PROGRAM OF SPACES


OFFICES


All tenants are to be housed in private offices, since each
tenant, in most cases, is totally independent of others in the
complex. However, enough flexibility should be provided, so that
if an executive brings a partner or other members of his staff,
they can be provided for. Provisions for these other staff
members would be in the same office or in connecting offices.
Tenants may choose between a standard and deluxe office with
storage space and refreshment units provided in each office.


CONFERENCE ROOMS


Conference rooms should be used instead of individual
offices for conferences. This would be more in keeping with the
executive image the complex wishes to portray. Tenants may
reserve the rooms for a certain block of time, or may use them on
a walk in basis. Conference rooms shall be located at an area
which is central to its users. The interior space of the
buildings) may be used for this purpose, since windows would
provide a distraction and the room may need to be darkened for
audio visual presentations.


RECEPTION. AREA AND VISITOR CONTROL


Visitors shall be received in an area which gives them the
impression that this is a professional and business like
operation. Surroundings shall be attractive, neat, and reflect
the executive image the complex wishes to portray. A volume of
up to 15 visitors at one time may be expected and therefore 'there
is a need for 2 reception personell to be on staff at all times
to direct visitors to the appropriate office or conference room.
One and possible two of the personell will be involved answering
the phone.

SECRETARIAL POOL/CLERICAL


Shall be located in an area which is convenient and
accessible to renting offices. Eight to ten persons are employed
in each area (floor of a building) to perform clerical tasks.

COMPLEX ADMINISTRATOR, SECRETARY & BOOKEEPER


Preferably on ground floor. Separate areas are to be
designated for each of the three functions. It should be
convenient to those entering and leaving the building. It will
handle transactions between owner and tenants and general
business transactions to run the office complex.

RESTAURANT


Restaurant is to serve office complex for breakfast and
lunch, along with others in the area wishing to patronize it.
There is a possibility that it may attract a dinner crowd.

KITCHEN FACILITIES


Kitchen will service Restaurant. Must have service entrance
and access.

LOUNGE & BAR


A lounge and bar will be provided to service customers
during the afternoon and possible evening hours. The bar will
also be an area where restaurant patrons may enjoy a drink while
waiting for their table. The bar will also service the
restaurant, for patrons desiring drinks with their meal.

SANDWICH SHOP


A Sandwich Shop will be provided on the first floor for
patrons desiring a lighter lunch or snack. Seating will be
provided at a bar-and also at table. Outdoor terrace dining will
also be available.

BANQUET FACILITIES


Banquet Rooms will be provided for executives or others
wishing to rent them. The rooms may also serve as conference
areas if the patron executive wishes to mix business with
eating.

RESTAURANT WAITER SERVICE AREA


Each floor will be equipped with a service area in which
food prepared in the kitchen in the basement will be sent up by
way of dumbwaiters. Drinks from the bar will also be transported
in the same manner. The area will be equipped with beverage
service and plate warmers.

STORAGE SPACE.

General storage space is needed for the complex to keep
items that will furnish new tenants with individual needs.
Demountable partitions, desks, side tables, tables, file
cabinets, etc. shall be stored here.

RECREATION CENTER


A recreation center will be provided as an amenity to the
executive. Both passive and active types of recreation will be
provided. Saunas, whirlpools, hot tubs, as well as "nautaulis"
type exercise equipment will accessible. Locker rooms with
showers and restrooms will also be provided.
GENERAL CORE FACILITIES

Each floor of the complex shall be provided with core
facilities: public elevators, freight elevator, mechanical room.
refreshment lounge, men's restroom, women's restroom, and fire
stairs to meet local codes.

BASIC CONCEPTS

The project will consist of an adaptive use for the Lozono
Cigar Factory and a comparable design. The original charm of the
cigar factory will be maintained while a sensitive and comparable
design composed of a connecting link and a new building will be
provided. The main block of the existing building will provide
restaurant functions including kitchen, banquet rooms, snack bar,
bar & lounge. The original finishes and special qualities of the
structure shall be retained insofar as possible while meeting the
functional requirements of its new use. The smaller wing of the
existing building will provide a space for the clerical and
secreterial pool in addition to administrative offices. The
connecting link will provide the entry to the building complex,
while sensitively linking the old with the new structure. The
new building will provide executive offices, conference rooms,
and a recreation center for the traveling executives.
