BUT THERE'S
STILL TIME

To clean up that business tonight!
Important matters that have taken you all day to
decide or that you have not been able to take up before.
Too late'to dictate letters now. Besides they
would not go out until tomorrow and would be days
in the mails, depending on the distance.
Three minutes and your night letters are off,
reaching your correspondents the first thing tomorrow
morning.
A valuable asset in business-WESTERN UNION
NIGHT LETTERS.

Dear Comrade,
It seems an age since I heard from you,and
adah seems to think that I am to blame,as she is
of the opinion that I have not answered your last
letter.

It seems to me that the ones who stick to
the Everglades, ought to get returns in time.

..uter seems to be the great friend to us do-
ing work in the sand down here, while too much of
it in the Everglades, makes it an enemy.

I hav just received word from our region on
the :w.iami Canal, that the land is again flooded,

Adah and I are very glad to be in a Scientif-
ic Commune, where every brother and sister"works "
We do not use the word work or labor,as we do USES
only and have no bosses to co.maind,as no commands
are given. Requests only. ( Is it agrceable to you
to assist in doing "so- and-so") from the party in
charge of some departmental construction?

I would hate it most intensely to go back in
the competitive world aeain. (It is HELL)

I generally help out in the Laundry on iLonday
and during the veek,I do as I please,in the vau of
UJ3;3. This past week I have been doing soine budding
of choice oranges and ,r~ne fruit into old sour or-
ane stock. I find that my early training in orch-
ard work comes in hand, now.

I work in the saw-mill,vhen we have logs to
saw into lumber, and I enjoy that for a few days.

I am putting in some time now in the garden
looking after the sorrel and tomatoes, and pick-
ing some ripe onions.

I go out fishing occasional, when we need a
mess of fish; Jack and Jew fish with soi:Ie sheepheds
constitute the exciting fishing. 'e catch Catfish
near the house with dough bait.

Hoping that light and rosperity wil c_-i on
you. remain ... ....-

Ft.Lauderclale,Fla- Jan.11,1923.
Mr.S.O.Norris,
Kansas City,Mo.

My dear 'ir.Norris:--

Yoursof the 7th.reed. to-day. Mighty glad, for, with its cash proposition,
it helped me to solve the problem.

Eno.find copiesof wire to you,and letter to J.B.,both going out to-night.

\fter a lot of stydy and figuring,I find that,with thheCASH PATMNT,we
can get over what Seemed insupeir-ble difficulties raised V your letters
of the 5th.and 6th, I am sure Bryan will gladly accept the CASH payt.,
with disct.for cash. Thisavoidsthe trouble raised by buyer thinking
he had 4 annual payts. to make, when J.B. allowed only three payts.

Again,J.B. expected a total of 30 x 23,000-- = $G,000--;while youth
man figures on 1,500 x $50= 75,000. This allows for
Murrayts 5%,and leaves a little balance beside;assuming that Murray
takes his pay in iuargers, each year,as your letter states.

Returning the 25,000 in 3 years might make us hustle;but with t-le farm-
ing and selling possibilities ahead, and thedrn.-nag.-g work assured,I am
willing to tackle it.

I do not yet understand why the buyer would be interested in such a contract
It looks like a loan to us without interest, and re-selling us the land in
3 years, for about 1/3 of what he paid for it. Am still afraid I don't
fully understand your agreement with him. In all thismatter of bargains
and contracts,let usbe very,V;-:Y clear,definite and specifio;fcr,at
the very best, there is a risk of trouble,in the event either party gets
dissatisfied later-and puts his agreement into the hadsof some sharp
lawyer. Old Quintilian gave this rule of rhetoric: Write so that
you not only ILAY,but M U S T,be understood.* I have found this rule
PURE GOLD in preparing agreements;of which I have made many.

As to lot-plus-tract matter, there is time for that yet. A few words here
may help.

My SOLE 'USINESS in the Glades is to help ensure SUCC SSSFUL SET'TL'M:NT
AND D)V::LOPnINT. Turning over big tracts to big buyers may help as
a pot-boiling process;but, ordinarily, thereis little in it from the stand-
point of S.& D.( abobe.)

That S.& D. may succeed,you U U S T havopeople-- raany of them;andthey
M U ST be so settled that they can live civilized, social, human lives.
I would no more aid on a scatteration proposition than I would join
a marauding tour,or help a war of aggression.

Successful S & Do. :I-ANDS that the settlers shall be 7:!llI TOGETHER;and
that they shall have GOOD LAND CL)OSE BY. Those are the absolute A,B,C
of the whole matter. There areimd other essential flthings;but without
these twho, the whole things doomed in advance to wretchedness or flat
failure. I havebeen all through these experiences since I was a small
boy,and could not forget,in 1,000 years,what I have thus learned.

SO;r 2.
I think I know the companies you have in mind. Their propositionsoffered,
in name,an essential. It was A SETI'LL'I':NT in which to live;and GOOD
LAND WITHIN ItREACH. Thishelpd them put the sales over-

What did the buyers find? Not one ofthem in 1,000 could, possibly, live
on one of hislots, and use one ofhisfarms. I had 10 of these combined
lots and farmis,and K N 0 W. If,of all the multiplied thpusanIls who bit
at that bait,a SINGLE ONE has ever yet been able to live on his lot and,
at the same time, use one ofhis fm-in,I should beglad to know hisname.
I have lived, for years, right by TWO of those fake town sites, and ought
to know.

But,to say that, because theAV above combined proposition was a mirage,
a will ot the wisp,th.tl.AL THING isno good,is another matter. Take an
illustration.

Suippose we made and sold several thousand Cadillac cars, telling how good
such cars are. Very good. Now,when the buyers had paid for them and
tried to Asethema, suppose they found that not one ofthem had a MOTOR in
it;or was so constructed that a motor COULD POS3IBLY BE PUT INTO IT.
There you would have a case very much like that ofthe above Glades buyer.

Then what? 13hal. we say," The Cadillac car is a fake. We won't have it.
In fact,w eAve.\: Y car. Theonly thingthat is any good is an ox cart,
such as our grandfathers rode ith? That illustrites the argument of any
that may hold th4Vbecause certain colpaniies PlOrII';!E~) their buyers good
land with fine home sites at hand, wherethey could live as neighbors
and civilized hl an beings, and then left them wherethey might about as
well havehad their lots at the north pole, andtheirlandsin the moon, the
proposal to gropV peoplein settlements with fine land within easy reach
is wrong,and won't work.

It has failed in the above cases because it WA3S ;OT 1 !1ITT'lED TO WORIK.
Success was as completely barred from theplan as Auccess in living in
your K.CO home, and doing business in a good office in town would have
been barred if some concern had built a rocky mountain chain between the
two,or an earthquake had split thefg6th between too wide to bridge.

People D 0 LIVE IN TO,;'N and F.ARI LAN;) NEAR BY. They do it RIGHT Ili.lR
in Lauderdale. You can see th#'ny day. It is a very common custom, and
givesexoellent satisfaction. The people live heruo, end their children
to school here,go to church here, get their daily mails here, attend
all manner ofsocii function shere,indtlh2n, in the morning, run out a aile or
more,by wAiell, horse andL:' .nFord caror otherwise,to their farm. IT
WOuKSand wl01KS LIKE A CH.i-'I- It beatsthe old,barbarico,obinson Cruisoe
plan, fnder which I was brought up,sr far that thereis absolutely;r(
CO: L- IIISUlB.

Andit will work in the Glades, ifonly those who ]han:i- theland will GIVE IT
4 CH..LCE. And that i s my CHIEF BUSINES, in Glades matters. When ever
I am shut out of that,I am ready to drop the whole Glades proposition,
and head for -iash*,D.C.,or a better place.

But,the LIG THING,right now,is to put through this sale. feel that we
arre right on the veigeod success;an.:I cert -inly aereciat r heroic ef-
