August 14, 1919 to refund an overpayment of $8.W75 which

You will be interested to know that the work of reclaiming the
Florida Everglades is advancing by leaps and bounds.

The Furst-Clark Construction Company, a leader in its line, is
handling the work with extraordinary skill and vigor. Six great dredges are
working night and day, and several more are expected soon to begin.

Visitors, constantly coming to us from the 'Glades, are enthusias-
tic over the work and the outlook for the investor and homeseeker. ~One sub-
stantial business man declared at one of our meetings that the buyer is
A"sure to win," and that "the only question is as to how much he will make."
The' President of the State University of Florida visited us recently, and
testified to his faith in Everglade lands. Two men who have actually
crossed the 'Glades one, over twenty years ago, and the other, later -
have recently called, and strongly confirmed our statements regarding the
character of the lands and climate. Still others tell us that we understate
the facts, and,that "the half has not been told."

Not long since, one caller bought of us ten acres, then twenty,
then another ten, and started for Miami. After seeing the lands, he wrote
us for twenty acres more.

Everglade lands are going fast. Within a year, one tract of'
64,000 acres, and another of 180,000 acres were sold; another of 46,000
acres is now almost gone, and thousands of acres from other tracts have also
been sold.

The prices have risen from $24 and $30 to $40 and $50 per acre.
Our fifty-dollar land is now almost gone, and buyers can afford to waste no
time unless willing to purchase at $60 and $80 per acre, at which figures,
also, we have lands to sell.

Our office is now at 809 G Street, N. W., in the Ouray Building,
one of the best office buildings in the city. We are on the ground floor,
and have a fine window with southern exposure, in which are displayed choice
products from the 'Glades. Crowds stop, day and night, to inspect it. Our
lantern lectures, reinforced by new slides, are given Tuesday, Thursday, and
Saturday nights, and are finely attended.

We shall be glad to welcome all our friends, old and new, to our

Under Plan 1 you will note that the net amount I would
receive for the 20 acres would be just $1080.00 or just the amount of
cash I actually expended without counting any interest at all. Does 7/
this not sound fair? But 'I need the money and will sacrifice 'or that.

Under Plan 2, I would simply receive net amount of
$520.00 cash and have to wait 13 months for the $650.00 balance, so
ofcourse that of Plan 1 is most desirable if it is a little less.

As to having my tracts plowed at my expense, I really
cannot afford to have it done, Mr. Will, or I surely would do so, as
I realize the weeds, etc. hampers the other tracts round about somewhat.
However, it is your privilige to sell my tracts for anLfigure above
that which I have asked as net price to be given me, and perhaps you
can get the extra $100.00 on each ten acres for the plowing that way.

'ow, Mr. Will, you may use this letter as your
autjority to sell the above named tracts on the terms designated, and
I trust you may be able to dispose of the tracts soon. In case you
receive an offer that seems to you quite fair, but not exactly at the /
figures named, I would be pleased if you would take up with me before
we decide to pass it up. I wish to thank you for the kind interest

I received your letter of October 3rd today.
We closed up papers yesterday, and sent checks 4460 & 461
drawn on New York and subject to delivery of warranty deeds, /
and abstracts on lots #32 & 33. You say you will guarantee
delivery of abstracts. I would suggest you take up immediately
with parties selling these lots, the matter of quick delivery
of abstracts, brought down to date, showing that no
incumbrances are against these lots and that all claims such
as taxes, etc, are paid and no mortgages or other claims are
standing against them. This for your own protection as well
as ours, as your guarantee may work against yourself. This
is the only legal way of handling this matter and a clear
abstract should be furnished before deed is turned over.

The money has been sent to bank awaiting delivery of
papers as per above. As soon as thiR transaction is completed
wish to close up deal for planting, and remit money to bank
tocover immediately.

I am irn receipt of your favor of Oct. 7th, which came while I

was on a trip to the east beach of Lake Okeechobea.

Beg to say in reply that I have formulated certain plans and

presented them in the form of a report to the Board of Commissioners of Ever-

glates Drainage District, hut up to this time I have had no notice of thpe

plans having been adopted and made effective. Meanwhile I am handling the

matter in the most afficient way that presents itself as the occasion

arises-

I expect to have these plans approved right away and will make the-.

k com when they become official- If any fire should get beyond your control

beforsI reach your city, which I think will be the latter part of next

te.k get word to me at once and I will gather whatever help necessary to

extinguish it. But above aill things, get the evidence to convict the party

or parties who started the fire and I will see that he is given a round in

the courts.

I intended to visit you city last week, but had to return her.-

Will be thart at an early date to talk this subject with your people. I am

wILth me in protecting our marvelous muck lands from damage and destruction

Arrived in Chicago, 0. K. and want to say I sure
had a wonderful trip. Have been rather busy since getting
back, doing the necessary and important things, that really
I have had no time to write you a regular letter.

On arriving in the City, I phoned Mr. Perrin to
meet me right from the train, to arrange to send money
immediately as I had promised you. Mr. Perrin acting entirely
upon my decision to buy. This was done, which money you no
doubt have at this time.
As soon as the deeds and abstract are received,
will get in touch with you immediately on the planting and
forward money to bank tooover. Wish this done as soon as ,
possible. However, before I decide to put in dasheens, wish /
to get a copy of reply from letter you wrote to th.t Agent at /
Ft. Lauderdale, who had inquiries from New york on dasheens,
and in which he requested information as to whether you could
furnish.
Have not heard further Zrom Mr. Markell, who seems /
to be interested.
Mr. Cromwell however, wishes to buy and I think I V
can line him up at once. He is the man I was talking to you
about. He will have to have a time proposition, but he is
reliable. Let me know what tracts he can get (5 or 6 acres)
by paying for one acre, balance at $10.00 per month. This
man will pay more per month if possible for him to do so,
but does not want to be held for anymore than $10.00 per
month.
Send me the time paying contracts you have covering
such transactions. The la755- contract he wishes similar to V
mine as far as it is possible under a time paying proposition.
In other words he wishes a separate_gontract covering the
buying of the land and another covering taking care of same.
You have not as yet stated to me at any time that I would be
considered as an aget in any deaIs, but have sort of considered
myself one acting in the same capacity as Mr. Perrin. Will v
expect the usual 10 commission on any deals I put through.

As to Mr. Getman. He is satisfied after having
a lengthy conversation with me on my return and will close /
up immediately. I however, have held him off on this account.
You remember you stated that Lot #33 (Mr.Perrin's)
was 0. K. without question to be sold, but Lot #33 as far as
you knew was also 0. K., but that it was possible to have a v
hitch, but that you did not look for it.
Well, in case this should happen feel as if I
have the first option on Lot #34. Now this is the lot for /
Mr. Getman in place of #9, providing Lot #33 turns out O.K.

So you see as soon as my deal is closed, can line
up Mr. Getman for #34. He wishes a duplicate of our deal,
